This position is based in the Bristol office (subject to hybrid working) and deals with the corporate office sector together with other growth sectors, particularly the health sector. The client base is predominantly blue-chip corporate. Consultancy is undertaken for both landlords and tenants. This is a challenging role with an opportunity to be part of the further growth that is planned and therefore requires an ambitious and highly motivated applicant who is capable of working both on his/her own initiative or in a team.
This is a challenging position within a consultancy team that features a breadth of complementary skills. A building consultant is required in order to advise on landlords schemes, refurbishments and major capital expenditure, the cost of which is proposed to be recovered through service charge. Training will be supplied for related service installations and further learning encouraged. There will be opportunities to advise on dilapidations liability at end of term and negotiation options where service charge disputes offer opportunities for set off. The range of technical matters includes curtain walling, cladding, replacement roof schemes, internal refurbishments and mechanical and electrical installations.
Responsibilities
* The successful applicant will have strong leadership characteristics, excellent technical knowledge of commercial property, leases and contracts, with the ability to present findings and opinions in an organised and logical way. They should have strong negotiation skills, be articulate and analytical. Some experience acting as an expert witness would be helpful but is not essential, together with some knowledge of various forms of ADR.
* Engage with senior management, technical experts, lawyers and accountants due to the contentious nature of service charge consultancy.
* Lead commissions and work as part of a team, direct and manage technical experts and other advisors as part of a commission. The role will be client facing and may involve management reporting to other parts of Bellrock Consulting and briefing alternative business units where cross-sell services can be offered.
* Attend meetings throughout mainland UK (in London and other provincial centres) and possibly in Ireland.
* Expected to be a Chartered Surveyor (Building Surveyor) with a minimum of 5 years’ post-qualification experience.
* This role provides an opportunity to develop management experience and negotiation skills within Real Estate Consulting.
What does it take?
If you’re ready to be the energy that helps us build our business and own it as a Senior Chartered Building Surveyor, you’ll need:
* Reviewing service charge costs and assessing recovery based upon lease provisions.
* Reviewing service provisions at buildings and liaising with Landlords and/or agents.
* Assessing Landlord proposals to undertake capital works on major building fabric projects.
* Assessment and advice on repairing obligations, cost recoverability and other lease provisions.
* Negotiating with Landlords and/or their consultants in relation to service charge cost recovery, lease compliance and RICS Professional Statement compliance.
* Reviewing service contracts, assessing service standards and advising on costs.
* Attending negotiations with Landlords or their agents and Tenant/Client meetings.
* Reviewing service charge cost recoveries, budgets and certificates.
* Developing a thorough knowledge of service charge consultancy, the RICS Professional Statement and relevant legal cases to advise both Landlords and Tenants on management, lease compliance, contract compliance and service charge recoverability.
* An awareness of property/service charge accounting.
* Analytical ability to interpret cost information.
* Some expert witness/ADR experience would be an advantage but is not essential.
Working arrangements
We embrace smarter working practices which offer flexible and remote working where the role and business needs allow. In this role, the successful candidate would be required to work from the Aztec West, Bristol, with possible travel throughout mainland UK and Ireland and working two days a week with the team; the rest of the week can be worked from home.
