Overview
We are seeking a proactive and highly organised Property Manager with a love for all things property to join an independent letting agency, covering West & North Yorkshire.
Responsibilities
* Acting as the primary contact for maintenance enquiries via telephone, email and app.
* Liaising between tenants, contractors and landlords to organise and resolve any outstanding maintenance issues.
* Updating energy suppliers with move-in and move-out meter readings.
* Arrange and carry out property inspections, following up on any remedial works.
* Conducting check-in and check-out appointments with tenants, negotiating the security deposit and works as required.
* Managing the safety certificate schedule for all properties held on our client's portfolio and coordinating all safety certificate appointments.
* Preparing and documenting thorough and detailed inventory reports.
* Coordinating tenancy renewals and rent reviews and dealing with any associated administration.
* Uploading relevant notes, certificates and invoices into the CRM system to ensure accurate records are kept.
* Contacting viewing enquiries and arranging appointments with prospective tenants, carrying out viewings when covering holiday or during exceptionally busy periods.
Skills and Experience
* 2+ years experience in a property maintenance role would be desirable, preferably with a book of proven and trusted contractors in Leeds.
* Sound property knowledge with an ability to use your initiative when dealing with maintenance issues (not essential but desirable).
* Highly organised with an ability to work in a fast-paced and process-driven environment.
* A strong work ethic, with a proactive approach to work.
* A meticulous individual with high levels of attention to detail.
* Ability to build rapport, manage expectations and maintain ongoing client relationships.
* IT literate including CRM & Microsoft packages, preferably experience on Alto & Inventory Hive.
* Hold a clean UK driving licence with access to own vehicle.
* UK resident and unrestricted right to work in the UK.
