THE ROLE
We are looking for a proactive, experienced Commercial Property expert to join our busy team, bringing specific expertise in service charge management. You will manage a diverse portfolio of commercial, industrial, and retail properties, acting as one of the primary points of contact for clients and tenants.
KEY RESPONSIBILITIES
* Service Charge Excellence: Oversee the full lifecycle of service charges, including budgeting, apportionment and reconciliation, ensuring compliance with RICS standards and lease obligations.
* Tenant & Client Management: Build strong relationships with occupiers, handling enquiries and ensuring tenant compliance with lease obligations.
* Financial Control: Direct responsibility for service charge expenditure, to ensure financial accuracy and timely rent collection.
* Operational Excellence: Undertake regular property inspections, manage facility maintenance, and ensure Health & Safety compliance.
* Value Enhancement: Identify opportunities to add value and assist with tenant applications for consents.
WHAT WE ARE LOOKING FOR
* Experience: Proven experience in managing commercial properties, with strong exposure to service charge budgeting and reconciliations.
* Qualifications: Ambitious and dynamic property professional with relevant experience in a similar role. RICS qualified Chartered Surveyor is preferred, but experienced individuals looking to progress will be considered.
* Skills: Exceptional communication skills, with the ability to build rapport with clients and tenants. Strong technical skills, and ideally a proficiency in Xero and Re‑Leased or a similar property management system.
* Mindset: A proactive, "can-do" approach, capable of working independently and managing multiple priorities under pressure.
