Estates Community Team Leader - Multi Skilled
Band 5, Permanent, Full Time
To undertake planned and emergency maintenance, minor improvements, painting and decoration, and to carry out the repair, maintenance or installation of all plant, equipment, systems and building structure/fabric associated with premises administered by Estates Engineering Team Leads, and by agreement with Staff Accommodation Team Leads. The post holder will be responsible for providing an effective and efficient multi‑skilled approach to day‑to‑day operation, maintenance, fault finding and repair of complex electrical distribution systems, as well as specialist plant and equipment across the Trust and other agencies. The work areas include staff accommodation, external houses (overseas nurses) and all community premises that Croydon Health Services has a responsibility to maintain.
The post holder will be part of a multi‑skilled, multi‑discipline team and will work a standard 37.5 hours/week, Monday to Sunday, with occasional out‑of‑hours emergency on‑call service to the Trust and other agencies.
Key responsibilities:
* Team leader, deploying staff, both directly employed and contracted staff.
* Act as a point of contact regarding plant or equipment failures and arrange the supply of goods and/or services as necessary, organising remedial works or emergency isolations as required.
* Allocate staff and physical resources (including staff rosters and overtime) to ensure that the Maintenance Department’s performance criteria (KPIs) are achieved.
* Liaise directly with the Maintenance Planner Coordinator or the customer in their absence, to prioritise activities of staff undertaking repair works and general maintenance.
* Ensure that all work is undertaken using the correct equipment, by staff having the necessary skills and competence.
* Liaise with the MPC to prevent unnecessary tasks, waste and superfluous activities.
* Ensure repair works are undertaken in accordance with the Department’s life‑cycle (repair vs replacement) policy and at all times with due consideration of budgetary requirements.
* Ensure that where it is not possible to complete works (awaiting materials, replacement decision, pass to contractor or access issues) they are appropriately highlighted and the MPC is informed to enable the customer feedback process to be activated.
* Take a proactive involvement role in the development of the Computerised Maintenance Management System (currently Planet).
