We are seeking a heavy-hitting Senior Quantity Surveyor to take commercial lead on prestigious projects, including a flagship luxury care home development in the Curdridge area. The Role As a Senior Surveyor, you will be the commercial heartbeat of high-spec developments where "quality is paramount". You will manage the full project lifecycle—from initial land budget and estimating through to final accounts and client handovers. Key Responsibilities: Bespoke Commercial Management: Oversee costs for high-value projects, ensuring the "finish is second to none" while maintaining healthy margins Procurement Excellence: Lead subcontractor procurement and supplier negotiations for premium materials, from bespoke joinery to cutting-edge M&E systems. Client Engagement: Act as a key point of contact for high-net-worth clients and investors, managing frequent site visits and daily design variations with professionalism and poise. Risk & Compliance: Ensure all works comply with JCT/NEC contracts and maintain a rigorous focus on Health & Safety and regulatory standards. Leadership: Provide mentorship to Junior Surveyors and Estimators, fostering a culture of accuracy and efficiency. About You We are looking for a "Number One" commercial professional who thrives in the niche sphere of prestigious housing. Experience: 10 years of experience in Quantity Surveying, specifically within high-end residential, luxury apartments, or the retirement/care sector. Technical Skill: Advanced proficiency in Microsoft Excel, BCIS, and modern ERP/CRM systems (e.g., Oracle, SAP, or COINS). Mindset: An analytical, data-driven approach combined with the interpersonal skills required to manage "hands-on" clients and demanding site schedules. Qualifications: RICS accreditation or a relevant Degree/MSc is highly desirable. The Package Salary: Competitive Senior-level salary (negotiable based on experience).
