Redbridge Council is looking to recruit 3 x Clerk of Works who will ensure that all programmes are completed to a high quality, in line with agreed specifications, Health & Safety and to the satisfaction of all stakeholders.
About The Role
As Clerk of Works, you will support the Project Manager and be responsible for providing comprehensive support across all areas of programme delivery, liaising with tenants, leaseholders, contractors, consultants, and internal stakeholders.
Overview Of The Role
* Act as the main point of contact for tenants, build relationships with contractors and internal teams, and attend meetings to discuss progress of works.
* Maintain accurate records and documentation for all capital projects in line with council policies.
* Attend pre-contract and monthly progress meetings and offer input on delivery of the programme.
* Assist in ensuring all projects meet health and safety regulations including CDM.
* Monitor compliance with contract documentation, drawings and specifications on site and flag non-compliance to the Project Manager.
* Manage variations: bring requests to the Project Manager for authorisation and pass financial information for variations in a timely manner.
* Ensure site activities comply with current Health and Safety legislation.
* Carry out final snagging of properties prior to handover, confirm compliance with contract requirements and quality, and record all statutory tests/certificates.
* Provide support on all aspects of programme delivery and escalate potential risks.
* Support the Programme Service Manager as the council’s advisory lead, providing advice and expertise.
* Support and liaise with internal staff in the operation of the defects procedure with contractors and tenants/leaseholders.
* Advise the Asset Team on design, specification and layout to ensure regulatory compliance in line with lifecycle costing and Asset Management strategy.
* Attend meetings with contractors and consultants regarding progress and on-site management.
* Assist with contract management for the range of serving and maintenance contracts supporting the Programme team.
About You
* Relevant building qualification e.g. RICS, CIOB, HNC Building / Building Services.
* Awareness of housing issues, good practice and legislation (Housing Act, Landlord and Tenant Act, Decent Homes Standard).
* Good knowledge of Health and Safety legislation relating to construction.
* Experience overseeing and inspecting programmed works in Social Housing.
* Experience consulting with customers including Section 20 consultation with leaseholders.
* Proven ability to work methodically, follow procedures and accurately record data.
