Nottinghill Genesis are looking for 2 Housing Repairs Officers (Level 3) to start ASAP working out of both their Kingcross office and Hammersmith Office. This will be on a 5 week rota - 3 at Hammersmith and 2 at kings cross. Monday to Friday 9am to 5pm. This is an office based role so NO WORKING FROM HOME.
Specific skills required for these roles are below:
Financial understanding of SOR codes and quote variation - SOR's are part of diagnosing repairs and are a standard set of rates that are used across repair contracts that repair officers at level 3 would be expected to understand and be able to use.
No access process - there is a standard operating model of 3 no accesses and a job to be closed - Level 3 would be expected to already know this and how to apply this
Tenure understanding or Permanent housing, temporary housing, Leasehold, Managing Agents - all of these are tenures that exist in various housing organisations, and they have their own basic rules - leasehold for example carry out their own internal repairs to their property - we would expect that level 3 have an understanding of all these tenuresThe expectations that workers will action repairs request with urgency to ensure things get fixed quickly.
Be meticulous when reviewing and accepting quotes.
Check if the costs from contractors are reasonable.
Confirm that the repair work done matches what was supposed to be done before paying for it.
Be proactive doing what you can to prevent these repairs from getting stuck, ensuring each repair is finished quickly and well.
Keep both internal and external customers informed about what you're doing and when it will get done.
Answer questions whether online or in person ensuring that you record everything on Workwise.
Ensure that our residents have a good experience with their repairs.
Understand what customers and colleagues need for repairs and do your best to deliver that.
Do your best to triage/diagnose all repairs to the best of your ability - this will help to prioritise repairs that need serious attention, allocating the right resources, being as cost effective as possible, enhancing customer satisfaction.
Analyse quotes/ variation orders and invoices, verifying costs and works by using the Schedule of Rates (SOR) liaising with appropriate person of authority if approval required.
Investigate the cause and ascertain if a repair should be a recalled or closed down, liaising with all parties concerned
Ideally applicants would have Housing Repairs experience but not essential and must be able to start on ASAP.
Rate £18.86ph PAYE / £27.94 Umbrella
