Summary:
TheArctarisfamily of funds (“Arctaris”)is seeking a Senior Associate or Vice President (depending upon experience) to join the real estate investment team. Candidates will be integral members of the investment and portfolio management team, with responsibilities spanning new real estate acquisitions, development oversight, active portfolio management, and capital structuring.
This role will focus primarily on real estate transactions, including screening new investment opportunities, building and maintaining real estate pro forma models, supporting due diligence and third-party consultant coordination (e.g., environmental, zoning, and engineering), participating in deal execution, and helping manage active assets throughout the investment lifecycle.
The role also includes working cross-functionally to support Arctaris operations, fundraising, and other strategic internal initiatives Arctaris offers exposure to senior leadership, hands-on project experience, and meaningful ownership of high-impact real estate investment and development work. The ideal candidate will bring a strong understanding of real estate investment, development, and/or acquisitions, with the ability to lead underwriting, coordinate due diligence processes, and contribute to portfolio decision-making. This is a lean team environment that values clarity, initiative, and collaborative problem-solving.

Technical Qualifications:
·Must have strong financial modeling capabilities with experience underwriting real estate investments. Candidate must have the ability to execute a deal from inception to completion with little to no senior supervision nor junior support
·5-10 years of experience in real estate private equity, development, acquisitions, investment banking, or transaction advisory
·Direct experience sourcing, evaluating, and closing real estate transactions preferred
·Knowledge of development and construction processes is a plus
·Bachelor’s degree in finance, real estate, business, engineering, construction management, or a related field required; advanced degrees a plus

Responsibilities:
Real Estate Investment & Development (70%)
•Source, screen, and evaluate real estate investment opportunities aligned with Arctaris’s impact and return objectives
•Build and manage detailed real estate pro forma models for acquisitions, development, and value-add opportunities
•Lead and support due diligence processes including third-party reports (e.g., PCA, Phase I, zoning), design reviews, and budget validation
•Assist with deal structuring, term sheets, investment committee materials, and execution support
•Conduct market, submarket, and project-level research to inform underwriting assumptions and strategy
•Coordinate with local developers, operating partners, and internal stakeholders throughout the transaction process
Portfolio Management (20%)
•Monitor and report on real estate asset performance, including budget vs. actual, construction milestones, and lease-up metrics
•Support business plan execution for active assets including capital improvements, refinancing, and exit strategies
•Participate in project update calls, review reporting from partners, and flag risks or variances to internal leadership
•Assist with internal dashboards, valuation updates, and quarterly portfolio reviews
Internal Operations (10%)
•Support internal process development, data management, and implementation of real estate reporting tools
•Assist with marketing materials, investor updates, and capital raise support when relevant to real estate projects
•Collaborate with team members on strategic initiatives including pipeline management, impact tracking, and fund reporting
