Our client is seeking an experienced and motivated Property Manager to join a well-established lettings and estate agency in Gloucester. This is an excellent opportunity to take ownership of a diverse portfolio of residential properties, ensuring efficient management and delivering exceptional service to both landlords and tenants.
Key Responsibilities
* Manage a portfolio of residential properties, maintaining high standards across all aspects of property care.
* Conduct routine inspections and address maintenance issues promptly.
* Act as the primary point of contact for tenants, handling enquiries and resolving disputes professionally.
* Oversee the full tenancy lifecycle, including check-ins, check-outs, and accurate documentation.
* Coordinate and supervise repairs, liaising with contractors to ensure quality and timely completion.
* Ensure compliance with housing legislation, health and safety requirements, and internal policies.
* Prepare detailed inventories using modern software tools.
* Administer rent collection, monitor arrears, and ensure timely payments.
* Maintain accurate property records and assist with financial reporting.
Candidate Requirements
* Proven experience in residential property management.
* Strong knowledge of relevant legislation and industry best practice.
* Excellent communication skills with the ability to build strong relationships.
* Competent in property management systems; experience with inventories and tenancy administration is desirable.
* Highly organised and able to manage multiple priorities independently.
* Proactive problem solver with a calm and professional approach.
* Full UK driving licence required.
