Commercial Manager Role OverviewThe Commercial Manager will be the specialist expert on and be responsible for the commercial management of construction projects from tender stage through to final account. The Commercial Manager is responsible for the development of the service, ensures that projects are delivered profitably, in accordance with contractual requirements, and with effective cost control, risk management, and value maximisation.Key ResponsibilitiesStrategyThe Manager will be expected to use their expertise to develop and implement a coherent and effective system and structure for the Commercial Management function of the business ensuring projects are delivered efficiently.This function of the business will ensure that projects can be delivered via main contractor or the management sub-contractor which the Manager will be responsible for deciding in discussion with the Construction Manager based on the project specificsContinued review and refinement of the function will be expected as well as reporting at Board level when required on performance and outcomesThe Manager will also have input into the Companys Business Plans and business case for each project.Commercial & Financial ManagementTake full commercial responsibility for allocated projects, ensuring financial performance is maximisedPrepare, manage, and report project budgets, forecasts, and cost/value reconciliations (CVRs)Monitor cash flow, applications for payment, and final accountsIdentify, manage, and mitigate commercial risks and opportunitiesContracts & ProcurementManage and administer construction contracts (e.g. JCT, NEC)Lead subcontract procurement, negotiation, and appointmentManage subcontractor payments, variations, and final accountsEnsure compliance with contractual obligations and company proceduresTendering & Pre-ConstructionSupport tender requests, including pricing, risk analysis, and commercial strategyReview contract terms and conditions prior to contract awardProvide commercial input during value engineering and design developmentProject DeliveryWork closely with QSs and site teams to ensure commercial objectives are metManage variations, change control, and claimsProvide commercial advice to project teams throughout the project lifecycleRole will utilise their experience to make recommendations and decisions on changes to projects to produce cost effective solutions to design, productivity and regulation changes.Reporting & GovernancePrepare regular commercial reports for senior managementEnsure accurate and timely financial reportingSupport audits and internal governance processesLeadership & Stakeholder ManagementLead and mentor Quantity Surveyors and any other commercial staffBuild and maintain strong relationships with clients, consultants, and supply chain partnersRepresent the business in commercial negotiations and meetingsSkills & Experience RequiredProven experience as a Commercial Manager or Senior Quantity Surveyor within the UK construction industryStrong knowledge of UK construction contracts (JCT and/or NEC)Excellent commercial, contractual, and financial acumenExperience managing multiple projects or large-scale schemesStrong negotiation and communication skillsAbility to lead and develop commercial teamsProficient in Microsoft Excel and commercial reporting systemsQualificationsQualification in Quantity Surveying, Commercial Management, Construction Management, or similarMRICS / MCIOB (desirable but not essential)Personal AttributesResults-driven with strong attention to detailProactive and solution-focusedConfident decision-makerAble to work under pressure and meet deadlinesSalary £350 per dayTPBN1_UKTJ
