Overview
Oversee compliance certificates (e.g., gas safety, electrical, fire safety) and ensure all properties meet statutory requirements. Manage selective licensing applications and renewals, ensuring adherence to local authority regulations. Oversee deposit repayments, handle disputes through relevant schemes, and resolve escalated complaints (Level 2). Manage property check-outs and inventories, ensuring accuracy and prompt turnaround. Issue and manage Section notices (e.g., Section 21, Section 8) in line with legal requirements. Provide senior-level guidance and presence for two Property Managers, offering mentorship, support, and quality assurance. Collaborate closely with branch manager to improve operational workflows and ensure consistency across the team. Act as a point of contact for escalated tenant or landlord concerns, supporting junior staff in dispute resolution. Manage tenancy renewals, negotiate rent increases, and review lease terms to ensure profitability and compliance. Monitor rent collections, arrears and budgets, providing accurate financial reporting to branch manager and property management director. Collaborate with lettings team to minimise lets with a focus on reducing voids. Identify furnishings and refurbishment opportunities. Foster strong relationships with tenants and landlords, ensuring high satisfaction levels and professional communication. Ensure management portfolio retention by providing exemplary service. Respond to and resolve complex issues or disputes with diplomacy and efficiency.
Maintenance & Property Standards
Coordinate repairs, maintenance schedules, and capital improvements via our inhouse system. Monitor contractor performance and ensure adherence to health, safety, and environmental standards. Manage and satisfy company KPI's and SLA's within the property management department.
Qualifications
* Excellent verbal and written communication skills
* Minimum 3 years experience in a residential property management role
* Understanding and extensive knowledge of current legislation
* Understanding of Renters Reform Bill
Hours
8am to 6pm, Monday to Thursday, 8am to 3pm, Friday, 8am to 1pm, Alternate Saturdays
