The Duchy of Cornwall is a dynamic, future-focused landed estate dedicated to creating a positive impact for people, places, and the planet. They are seeking a highly commercially qualified accountant to join their team as Head of Commercial Finance.
Key Responsibilities
* Supporting the CEO, CFO, Development Director, and Rural Director in developing robust analysis and business cases for development projects, capital investments, and other commercial opportunities.
* Providing financial support to the development team as new projects progress through planning stages or existing land acquisitions are re-evaluated.
* Working with the Director of Planning to appraise potential land acquisitions, making informed financial recommendations to the Investment Committee.
* Delivering clear, concise presentations across teams and to the Executive Investment Committee, communicating financial concepts to non-finance professionals and exercising tact when highlighting risks and concerns.
* Acting as a strong commercial counterpoint in both strategic and operational decision-making processes.
* Developing a deep understanding of all development sites, including their characteristics, constraints, and potential development options.
* Providing commercial recommendations informed by industry trends, project specifics, and thorough analysis of development scenarios.
* Ensuring complete and accurate profit and cashflow forecasting for all projects and phases, collaborating with internal teams, challenging assumptions, and reporting to stakeholders.
* Maintaining accurate and well-structured financial appraisals, ensuring data is kept up to date and easily accessible.
* Collaborating with the Development Business Partner on cost control and reporting, and with the Financial Controller on tax considerations such as SDLT, VAT, and s106 contributions.
* Working with external development partners to analyse, benchmark, and forecast housing sales and income.
* Producing information for inclusion in the annual statutory accounts, relating to development valuations and the split between investment and held-for-sale assets.
Skills and Experience
* Accountancy qualifications, recognised by a UK professional body (e.g. ACA, ACCA, CIMA).
* Strong commercial acumen rooted in real-world experience.
* Excellent attention to detail with the ability to see the bigger picture.
* Experience in land and property development.
* Proven ability to challenge assumptions, identify risks, and provide honest, well-informed advice to support effective decision-making.
* Confidence in managing complex and competing priorities and maintaining focus under pressure to ensure timely and effective project delivery.
* Strong communication and stakeholder influencing skills, with the ability to explain complex financial and commercial concepts in a clear and accessible way.
* Strong commercial instincts and a collaborative approach to working across teams.

Location: This position is office-based near Bath. The Duchy operates a hybrid/flexible working model. Travel to Duchy development sites will be required.
