Job Title: Maintenance Manager
Location: Home based (Regional) – travel to care homes across Greater London and Surrey
Salary: Up to £51,811 per annum (dependent on experience) and a company car.
Contract: Full Time Permanent – 40 hours per week, Monday‑Friday.
Job Purpose
Manage a team of Maintenance Operatives and gardeners (where applicable) within a given portfolio to ensure care homes remain fully functional and buildings and equipment are maintained to a high standard. Comply with Bupa Standard Operating Procedures, legislation and industry best practice, with a focus on compliance coverage across the homes.
Responsibilities
* Assist in managing the repairs and maintenance revenue budgets for the portfolio, ensuring corrective actions to avoid over or under spend.
* Provide support to Maintenance Operatives in scheduled or emergency repair activities, cover annual leave or vacancies.
* Ensure external and internal building and grounds are maintained at safe and acceptable standards with minimal disturbance to occupants.
* Complete all maintenance and repair tasks to high standard, timely and provide value for money.
* Contribute to the annual care homes maintenance budget.
* Carry out health and safety and compliance checks as per Bupa SOPs and compliance tools.
* Maintain safety and cleanliness in line with Environmental Health, local Fire Authority and Health & Safety regulations.
* Conduct quarterly maintenance audits and report on building fabric condition, infection control and EHO issues.
* Liaise with and support care home‑based Maintenance Operatives, assist with induction and training of new starters.
* Cover annual leave, sickness or vacancies and attend portfolio maintenance meetings.
* Be available for out‑of‑hours or weekend emergencies as a 24/7/365 business.
Qualifications
* Experience of managing a team.
* Knowledge of building services: heating, hot and cold‑water distribution, ventilation, electrical distribution, plumbing.
* Understanding of building fabric and its maintenance.
* Experience with planned maintenance systems and record keeping.
* Knowledge of statutory requirements and compliance.
* Qualification in building/electrical/plumbing (City & Guilds, BTEC, ONC, HNC) or minimum 5 years hands‑on experience in property maintenance and general repairs.
* Ability to work as part of a multi‑disciplinary team.
* Computer literacy and experience with maintenance software systems.
* Flexibility to meet changing demands within the care homes.
* Practical ability in painting, decorating and basic fabric repairs.
* Experience managing Health & Safety matters relating to construction and general maintenance, including permit to work, risk assessments and method statements.
* Health & Safety qualification (NEBOSH, CIEH Advanced Health & Safety, Fire Trainer, COSHH trainer).
* Excellent written and oral communication skills.
