Job Role: Caretaker
Location: Northwest London
Salary: £26,000 - £30,000 per annum
Job Sector: Large and Complex
Hours: Monday – Friday 8.am-4.30pm / Saturday 8.00am – 12.00pm
As Caretaker you will contribute to our vision of being the UK's favourite residential property manager by:
* Demonstrating FirstPort values in all aspects of your work and communication, to develop strong relationships and enhance work quality.
* Ensuring the development and its individual buildings and common spaces are kept to the highest standard of cleanliness, hygiene and health and safety to maximise presentation.
* Supporting the Development Manager with individual customer requests in a polite and professional manner, exceeding customer’s expectations.
The Caretaker reports directly into the Development Manager
About You
You will be an experienced caretaker with at least two years’ experience working in a similar role and completing maintenance duties. You will have a good understanding of Health and Safety regulations including COSHH. You will be confident, polite and a courteous communication with the ability to build and maintain strong relationships. An exceptional customer service provider, you will have the ability to work on your own initiative, manage and prioritise your own workload.

Main Responsibilities
* Act as main point of contact on site to all customers providing information about the Development and the surrounding areas, key contacts and location advice.
* Ensuring all internal and external communal areas within the development are fully presentable, serviced and properly cleaned and maintained this includes litter picking.
* Patrol all blocks twice per day to highlight any maintenance issues or lessee violations. Regular inspection and audit of all communal areas of the development, keeping detailed and accurate records. To include prompt rectification of cleaning and maintenance issues arising or escalation of serious areas of concern to the property manager
* The monitoring and supervision of any authorised contractors instructed to carry out works on and around the Development, including logging all activity.
* Effective liaison with residents addressing queries and concerns in an effective and timely manner; responding to email and providing communication on the noticeboards
* Ensure that keys are securely retained within the site office. The movement of all keys is to be recorded and signed for.
* Ensure that parcels, letters and other items received are securely stored. The movement of all parcels is to be recorded and signed for.
* Undertake any routine general repairs / refit door locks / bulb replacement and ensure that all tools and equipment is maintained and annually PAT tested.
* Carry out monthly emergency light system checks by consistent and regular testing and ensure to maintain accurate records of maintenance / lighting issues
* Pressure wash / clean bin stores on a weekly basis and ensure all footpaths and communal areas are kept clean and swept
* Carry out any minor repairs such as temporary fixes/touch up paint work in communal areas within and outside the buildings, as and when required.
* Ensure daily that the CCTV system is fully operational and report any faults to the Property Manager
* Carry out general gardening duties including raking of leaves, weeding and litter picking.
* Report any maintenance issues that may arise to the property manager
* Be prepared to perform any other reasonable duties, as requested by the property manager
