JOB TITLE: Disrepair Surveying Manager
LOCATION: Eastleigh
SALARY: £63,584 per annum plus comprehensive benefits
The Employer:
We are looking to fill the role of a Disrepair Surveying Manager within a housing environment. Our client is one of the largest Social Housing providers in the South of England. They are ambitious and have a huge 5-year plan which we are seeking a DSM to assist with. Their main aim is to create a sustainable future for social housing, building new homes and investing in existing ones, creating vibrant, thriving communities.
The Role:
1. Leading a team of Surveyors and being the technical expert in all property-related surveying duties, providing expert knowledge of all policies, legislation & regulations across the business (e.g., Planning permission, Building Regs, Asbestos regulations).
2. Ability to prepare an inspection report that complies with Part 35 of the Civil Procedure Rules. Attending court to provide evidence representing Abri as an expert witness in legal disrepair matters, providing a strong knowledgeable explanation of the inspection reports.
3. Stay informed about changes in legislation and industry standards affecting social housing landlords and disseminate any changes to ensure all inspections and works are undertaken to the appropriate standards through to completion.
4. Lead and manage the wider surveying team to ensure all inspections and works are undertaken to the appropriate standards through to completion, developing the team to enhance their knowledge and skills.
5. Ensure that the quality of our assets is maintained and improved in accordance with all business strategies through oversight of all surveying inspections, including technical defects and full Housing Conditions reports.
6. Undertake escalated project management of complex property issues, disputes, disrepair, or complaints as required, including producing technical reports and/or specifications to bring the property back to a decent home standard.
7. Engage with internal and external stakeholders to build strong relationships, respond to feedback, and develop and initiate change and improvements to the service.
8. Ensure that all services are being delivered with an eye to efficiency, ensuring value for money along with taking active steps to reduce the organisation's carbon footprint both within the business and our supply chains.
9. Undertake any other duties commensurate with the role.
The Candidate needs:
1. Relevant degree or HND/HNC level in Building Surveying or equivalent construction-related qualification.
2. Demonstrable experience of being an expert witness in legal disrepair matters.
3. RICS qualified or relevant extensive experience related to legal disrepair management and Environment Health Officer.
4. Fully conversant with Housing Health and Safety Rating System and requisite legislation.
5. Proven knowledge and experience in building maintenance and/or building surveying.
6. Demonstrable ability to diagnose a wide range of complex maintenance issues.
7. Demonstrate excellent standards of customer service and effective interpersonal skills.
8. Possess a commercially astute approach with a focus on obtaining value for money.
9. Good understanding of the usual Microsoft Office software as well as an appreciation of the opportunities presented by software designed specifically for maintenance management.
10. Full driving licence and access to own transport with appropriate business insurance.
SUMMARY:
This is a Permanent, full-time role, working a 40-hour week over 5 days. The role requires a satisfactory Basic DBS check.
