About the Role
We’re looking for a proactive and solutions driven Pre-Construction Manager (PCM) to lead projects for their team - from early identification through to start on site. This is a pivotal role ensuring each development is fully prepared, risk assessed, commercially validated, and ready for a seamless handover to the Construction team. The PCM will support a range of projects as the company progresses toward delivering 200 modern, energy efficient, affordable homes each year.
Key Responsibilities
* Appoint and coordinate external design consultants, collaborating closely with the Technical team.
* Lead and chair Project Meetings from project inception to handover.
* Monitor project progress against programme and coordinate updated programmes as needed.
* Provide regular progress reports highlighting critical path status.
* Review tender and construction packages to ensure completeness and quality.
* Oversee quality control across the Land led affordable team.
* Work with Land, Technical, and Commercial to agree client specifications and manage and maintain the agreement of Specification with the Housing Association, ensuring items are costed and budget impacts understood.
* Lead Client meetings through to site start, ensuring timely information flow and a collaborative approach.
* Coordinate pre‑construction health & safety information with internal teams and the Principal Designer.
* Review Employers Requirements and gather departmental feedback, ensuring compliance.
* Manage preparation of Contractors Proposals to meet Employers Requirements.
* Ensure all contractual documents—appointments, warranties, letters of reliance—are obtained.
