As a key member of the lettings team, you will play an essential role in ensuring the smooth and efficient management of rental properties from initial enquiry through to move-in and beyond. This is a varied role that requires excellent communication, organisation, and attention to detail.
Prospective candidates must have previous experience in the lettings industry.
This role is multi-faceted and whilst there is no minimum qualification, this could change with future legislation, so support and training will be available as required.
Essential requirements;
* Minimum Grade C (4) GCSE in Maths and English
* Must have at least two years of experience working in the lettings industry.
* Must have their own car insured for business use.
* Must have a positive, self-motivated attitude.
* Have strong organisational skills.
* Have good time management skills.
* Strong attention to detail.
* Be of smart appearance, with a polite manner.
* Be capable, and able to work as part of a team.
* To complete compliance training when advised to do so.
* Have some basic knowledge of the Estate Agents Act, Anti Money Laundering Legislation, Client Accounts, GDPR, and Consumer Protection Regulations.
* To be flexible, to cover some areas of the lettings department when others are absent due to sickness or holiday.
* Provide support to any new staff.
Main Responsibilities:
* Handling and responding to viewing enquiries promptly and professionally
* Booking and conducting property viewings
* Scheduling and completing routine property inspections
* Negotiating tenancy applications between landlords and tenants
* Answering incoming telephone calls and managing general enquiries
* Managing diaries and coordinating appointment schedules
* Processing and registering tenant deposits in line with regulations
* Carrying out right-to-rent checks and tenant referencing
* Liaising effectively with landlords, tenants, and contractors
* Assisting with property check-ins and check-outs
* Ensuring all properties remain compliant with current legislation
* Providing administrative support to the lettings team
* Undertaking any other duties required in the day-to-day running of the business
* Will predominantly report to the Lettings Manager, and on occasion, to the company's
* The working days are Monday to Friday from 9am to 5.30pm, and every other Saturday from 9am to 3pm (37.5 hours / 43.5 hours).
