Kenny Recruit is partnering with a rapidly expanding, premium student accommodation provider to find a standout Property Manager for their Liverpool portfolio. The company currently manages over 2,000 high-end student bedrooms across three UK cities and is growing at 50% annually. This is a prime opportunity to join a dynamic, entrepreneurial team reshaping student living.

8:00am - 5:00pm
Your Role
You’ll take full ownership of a portfolio of approximately 250 HMO student properties in Liverpool. This is a hands-on, strategic position at the heart of regional operations — ideal for someone who is organised, proactive, and passionate about delivering exceptional tenant experiences.
Key Responsibilities
* Work with the maintenance department to ensure properties are kept to brand standards; manage maintenance emergencies, required quoted works, and planned maintenance.
* Organise external contractors where necessary; ensure contractor payments align with company invoicing policy.
* Manage a large portfolio of properties with quarterly maintenance inspections; handle tenant and guarantor queries; identify asset improvements.
* Ensure seamless onboarding of new properties from the development team.
* Maintain good tenant relations from move-in to move-out; support customer satisfaction surveys and feedback with Senior Management.
* Maintain 100% HMO compliance across the portfolio; instruct and manage compliance contractors; update CRM with relevant certifications.
* Organise summer handover of properties, including cleaningTender, summer staff, inventories and check-ins.
* Represent the business with day-to-day customer service, aiming for 5-star customer reviews.
* Proactively streamline maintenance reporting systems.
* Monitor out-of-hours communications (WhatsApp) and assist with queries; coordinate with third-party contractor Prop Call as needed.
* Handle out-of-hours lockouts as required (paid call outs).
* Oversee property and tenant administration including council tax and utilities; collaborate with accounts on tenant payments.
* General office administration related to property management, including key audits and related tasks.
