Job Overview
* Provide first response/self-delivery of maintenance and engineering services for the MSD maintenance contract portfolio.
* Complete PPM tasks and activities as per contracted service level agreements.
* Perform reactive works in accordance with contracted SLAs.
* Carry out quoted works following contractual terms.
* Attend sites where sub-contractors are required for specialist works.
* Supervise when necessary during specialist works by sub-contractors.
* Identify additional work requirements when planned and reactive works cannot be completed on first attempt.
* Maintain electronic and physical documentation to evidence completed works for audits and reviews.
* Ensure a safe working environment at all times.
* Conduct surveys, audits, and reviews of building assets to assist in report compilation.
* Observe company values, maintaining high conduct, quality, sustainability, value for money, and efficiency.
* Be available for overtime and call-outs as required by business demands.
Main Duties
* Perform scheduled maintenance and repairs on building services assets according to specifications, guidelines, standards, and site documentation.
* Respond promptly to breakdowns and reactive calls per SLAs.
* Diagnose faults and complete repairs at first response or advise on necessary actions for completion by qualified personnel.
* Monitor plant and systems during work to ensure service continuity and inform the customer of any required downtime.
* Research manufacturer manuals or supplier databases to source spare parts and components.
* Provide specifications for alternative parts if original parts are obsolete, ensuring performance and suitability.
* Conduct dynamic risk assessments before tasks, escalating any concerns to line management.
* Maintain cleanliness and organization of plant, equipment, and work areas, ensuring safety and compliance.
* Manage tools, instruments, and spares, ensuring calibration and quality standards are met.
* Properly store hazardous materials in accordance with COSHH regulations.
* Maintain critical spares and consumables on site, coordinating with the Service Desk for procurement and storage.
* Review maintenance procedures for assets and escalate any safety or applicability concerns.
* Complete detailed logs of all work performed using the JCA CAFM platform.
* Maintain site records, manuals, and logs in an organized manner.
* Assist in creating SOPs and EOPs as requested.
What we are looking for
* Qualifications in at least one of the following: C&G Level 3 or equivalent, ONC/HNC in building services or electrical/mechanical engineering, NVQ Level 3, or recognized apprenticeship.
* At least 2 years of experience in building services maintenance.
* Knowledge of electrical and mechanical maintenance procedures.
* Basic IT skills.
* Valid driving license (if applicable).
* Ability to work under pressure and unsociable hours.
* Good communication and problem-solving skills.
* Organized and efficient team player.
