Brief Description
This is an exciting opportunity to be part of a unique and diverse team, delivering and generating income via Network Rail's commercial property assets.
A typical day in the role includes managing the commercial property building team to ensure the safe and efficient delivery of our investment projects alongside the planned and reactive maintenance programmes through delivery organisations and professional support consultants. Providing professional building surveying guidance to the wider team, ensuring statutory compliance is maintained across the estate.
There are over 500 assets and sites geographically spread across Scotland, with a large variety of occupiers from large retailers and train operating companies to SMEs. The role is to act as the delivery organisation, to assist and unlock opportunities for income as well as ensuring compliance across the estate.
About the role (External)
Here are some of the duties your role will include: -
* Manage the delivery of all maintenance delivery organisations and related professional support consultants.
* Manage property's planned maintenance budget.
* Provide technical advice on all matters relating to the structural integrity, building defects, maintenance delivery mechanisms and costs pertaining to the assets.
* Produce appropriate remits and specifications for planned and cyclical maintenance and provide to maintenance delivery organisations as required.
* Deliver the maintenance programme in compliance with statutory legislation, best practice and professional guidance.
* Advise the route estates on tenant non-compliance of maintenance obligations in leases.
* Review reports from professional support consultants and implement or make recommendations as appropriate for repair and renewal works for the portfolio.
* Develop and implement, in conjunction with Contracts & Procurement, contractual mechanisms that deliver optimal building whole life costs.
* Develop and maintain appropriate relationships with property market professionals, contractors, local authorities and within Network Rail to ensure effective maintenance of the estate.
* Make certain that communication between all parties involved in the property maintenance process is effective and consistent, thereby maximising profit.
* Undertake under CDM Regulations, as role of Client Representative, Designer and CDM Co-ordinator on behalf of Network Rail in line with company standards.
What you will bring to the role: -
Essential
* Educated to degree level or equivalent
* MRICS qualified
* People management skills
* Full Driving Licence
* Understanding of statutory and / or rail industry requirements for maintenance and construction
* Understanding of CDM regulations
* Experience of property maintenance and / or renewals
It's desirable if you have it to help give you context to the role: -
* Relevant post-qualification experience
* Understanding of railway safety regime
* Contract management experience
