Purpose of the role:
The role as Senior Capital Project Manager covers a wide array of tasks including the planning, implementation and management of construction project tasks to both the Pall Mall and Woodcote Park clubhouses. The role will assist the Capital Projects team with the delivery of new construction projects at the Royal Automobile Club.
Regular liaison and good communication with Club Stakeholders, Consultants and Contractors forms an important part of this role. The key goal is to help ensure effective delivery of projects on time, within budget and to high level of quality.
The role sits in the Woodcote Clubhouse, Epsom but will require travel to Pall Mall, London also on occasions. The Capital Projects Manager will report directly to the Head of Capital Project Manager.
Summary of Main Responsibilities:
* Develop and assess project briefs, designs, contracts, procurement and construction delivery.
* Undertake project assessments from conception to completion.
* Assess the fabric of the buildings, services and developing suitable work packages.
* Implement project procedures and manage project progress.
* Manage and review the work of Contractors and Consultants though the life of the project.
* Undertake daily project delivery tasks to assist with facilitating capital projects including, site reviews, project monitoring and overseeing site operations.
* Maintain systems of working with responsibility for tracking and recording requests for information, project instructions and change management.
* Carry out snagging of the construction works to ensure quality standards are achieved.
* Prepare and deliver reports on designated capital projects to the House Committee and key project Stakeholders.
* Assess project costs, manage and ensure delivery of projects within budget
* Develop effective communication for key stakeholders, develop and discuss project phasing and progress.
* Chairing of project progress meeting and processing of meeting actions.
About you:
Qualifications & Training:
* Degree or equivalent qualification in construction/property
* RICS/CIOB/RIBA/APM membership status.
* 8+ years project / construction based experience
Knowledge:
* Understanding of the project delivery process.
* Experience of Planning and Listed Building submissions.
* Managing a mixture of new builds and refurbishment works.
* Technical knowledge of building construction and M&E Services.
* Health & safety practices and legislation.
* Financial management and budget control.
* Good working knowledge of project management concepts, tools and techniques.
* Knowledge of procurement strategies.
* Preparing and managing Consultant/Contractor Tenders.
* Good understanding of Contract Management.
* Practical working knowledge of dealing with Estate wide Property Management issues.
* Knowledge of construction risk and the management of risk.
