The Client:
My client has a long and illustrious history within the licensed leisure and hospitality industry. They have a significant free hold property portfolio and some exceptional sites within Central London and the South together with a number of residential and commercial unlicensed properties.
Due to a team member Retiring they require a Property Manager to join the team.
The Property Manager is responsible for the day-to-day asset management of this property estate, as well as assisting the Property Director on acquisitions and disposals.
Principal Duties and Accountabilities
* Strategic approach to property matters
* Providing clear property advice and information to the wider business.
* Instructing advisors on Landlord and Tenant matters, as well as party wall, planning, premises and pavement licencing, and various ancillary agreements.
* Responsibility for liaising with Landlords and advisors on lease obligations including licences for alterations.
* Responsibility for ensuring Service Charges charged to the company are fair and reasonable.
* Instructing advisors on business rates matters and challenges and budgeting. Dealing with associated queries.
* Working closely with the Property Director on all matters, maximising property value, exploring and pursuing development opportunities.
* Ensuring property records are maintained.

* Good communicator. Professional courteous manner. Ability to present to Board level.
* Works in a structured and methodical manner, excellent organisational skills
* Pro-active approach to problem solving
* Decision maker, lateral thinker, good team player with the ability to also work independently
* Keen interest in and understanding the licensed retail marketplace and clear enthusiasm for the business and role
* Ability to build strong relationships and an ability to work effectively at all levels, with proven stakeholder management experience
What we’re looking for:
To succeed in this challenging and rewarding role, you will ideally possess a relevant property qualification (RICS) and have experience of managing multisite portfolios.
You will possess a commercial approach, strong negotiation skills and the ability to work within very tight time constraints.
