Job Summary
White Bark Property Management is seeking an experienced and hands-on Maintenance and Capital Projects Manager to oversee and lead our maintenance team. In this role, you will manage the daily operations of the maintenance crew, ensuring that tasks are completed efficiently and to a high standard. You will also be responsible for managing renovations of vacant apartments, coordinating capital improvement projects across the company's portfolio, and handling office-related duties such as scheduling, reporting, and inventory management. While performing hands-on maintenance work is part of the role, it is on an as-needed basis and not the primary responsibility.
Key Responsibilities
* Supervise and manage the maintenance crew, ensuring all maintenance tasks are completed efficiently, on time, and to a high-quality standard.
* Manage renovations of vacant apartments, coordinating the work needed to prepare units for new tenants, including electric, plumbing, carpentry, flooring, and plastering & painting.
* Manage capital improvement projects across the company's portfolio, coordinating with contractors and vendors to ensure timely and cost-effective project completion.
* Conduct regular property inspections to identify maintenance needs, prioritize repairs, and address any immediate issues.
* Handle administrative duties, including scheduling maintenance work, tracking project progress, and maintaining records of completed tasks and projects.
* Ensure maintenance team follows company policies, safety protocols, and industry best practices.
* Oversee inventory management, ordering, and distribution of maintenance supplies and materials.
* Communicate with property management regarding ongoing projects, maintenance needs, and tenant concerns.
* Provide leadership, guidance, and training to maintenance staff to support their success and professional development.
* Perform hands-on maintenance work (carpentry, plastering, painting, flooring) as needed to support the crew.
* Provide support for emergency maintenance requests and after-hours on-call coverage when required.
Qualifications
* Proven experience in general building maintenance and upkeep.
* Previous supervisory or leadership experience in a maintenance or construction environment.
* Strong organizational and time-management skills.
* Excellent communication skills with the ability to manage and motivate a team.
* Ability to manage both fieldwork and office responsibilities, balancing operational tasks with administrative duties.
* Physical ability to perform manual labor tasks and work in a variety of environments.
* Valid driver’s license and reliable transportation.
* Proficiency with basic office software and maintenance management tools.
