Job Title: Senior Commercial Manager

Location: Travel across the South predominately
Purpose of the Role
Our client, a leading property development organisation, is seeking a Senior Commercial Manager to oversee all commercial aspects of its development projects. This senior role acts as the central pivot between Construction and Finance, ensuring costs, procurement packages, and lender reporting including progress updates and debt drawdowns—are managed efficiently.
The Senior Commercial Manager will serve as the key interface with funders, monitors, valuers, and clients, providing strategic oversight from initial funding submission through to practical completion. The role is responsible for ensuring robust commercial governance, optimised project delivery, and alignment of financial and operational objectives across the business.
Key Responsibilities
Funding and Financial Oversight
* Lead liaison with development funders, clients, valuers, and monitoring surveyors throughout each project’s lifecycle.
* Oversee preparation and submission of funding documentation, including valuation drawdown schedules and supporting materials.
* Ensure funding trackers are maintained and cleared promptly and that Land and Development Information (LDI) is arranged for all sites.
* Establish and manage drawdown and invoicing schedules in conjunction with the finance function.
* Manage project costs, procurement packages, and lender reporting, ensuring timely progress updates and debt drawdowns.
* Monitor financial performance across projects, identifying risks and opportunities to maximise commercial outcomes.
Client and Stakeholder Management
* Act as the senior point of contact for funders, clients, and monitors, maintaining professional, transparent, and proactive communication.
* Lead valuation discussions and approvals, ensuring all supporting information is provided to meet client or funder requirements.
* Build and maintain strong relationships with external partners to support commercial objectives and project delivery.
Procurement and Supply Chain
* Oversee procurement strategy, ensuring alternative suppliers and subcontractors are identified, evaluated, and invited to tender where appropriate.
* Support project teams in securing best value while maintaining quality, programme integrity, and risk mitigation.
* Drive continuous improvement across commercial and procurement processes.
Project and Risk Management
* Serve as the central liaison between Construction and Finance, ensuring alignment of commercial and operational priorities.
* Maintain high-level oversight of all development projects, identifying risks early and implementing mitigation strategies.
* Work collaboratively with project teams to ensure delivery on time, within budget, and in line with funding or contractual agreements.
* Ensure compliance with internal governance, funder, and client requirements throughout the project lifecycle.
Skills and Experience Required
* Proven experience in a senior commercial role within property development, construction, or real estate finance.
* Strong knowledge of development funding processes, valuation methodologies, and drawdown mechanisms.
* Experience in managing complex stakeholder relationships with funders, clients, and advisors.
* Track record of delivering commercial performance, cost control, and risk management across multiple projects.
* Excellent analytical, financial, and strategic decision-making skills.
* Proficiency in financial reporting, project cost control, and performance monitoring.
