Hays is proud to partner with a leading property development and managementpany in their search for a skilled Property/ Maintenance Manager (Assets) to lead their Private Rented Sector (PRS) portfolio. Based in Co. Tyrone, our client is an established firm that develops, owns, and manages a diverse range of property assets across the UK and Ireland.
Your new role
This is a key leadership position in the property management division (within Donaghmore office), responsible for overseeing the PRS portfolio in Dublin- where you will be required to visit twice per week, and ensuring smooth operations across site. You’ll handle tenant relations,pliance, maintenance, and contribute to widerpany property initiatives.
Key Responsibilities will include but are not limited to:
Tenant Management & Negotiation
1. Conduct professional property inspections and viewings, ensuring attention to detail.
2. Negotiate rent reviews, lease renewals, and open market lettings to optimise revenue.
3. Manage leases and tenancy renewals, coordinating seamlessly with the finance team.
4. Foster strong relationships with tenants, acting as their primary point of contact.
5. Resolve tenant disputes proactively and professionally.
6. Oversee statutorypliance for PRS properties, including EPC, gas, electricity, fire safety, alarms, and signage.
7. Monitor and maintain all certifications andpliance schedules, ensuring timely renewals.
Property Maintenance & Oversight
8. Conduct regular inspections and surveys of properties.
9. Instruct and supervise repair works, ensuring timely and high-qualitypletion.
10. Manage service providers for soft and hard maintenance, overseeing tenders and approvals.
11. Liaise with property agents regarding tenant deposit deductions.
12. Maintain high standards inmon areas, both external and internal.
Additional Property Portfolio Responsibilities
13. Assist in the marketing, legal coordination, and sale progression of Build-to-Sell projects.
14. Oversee general maintenance of non-PRS properties within the wider portfolio.
What you'll need to succeed
15. Minimum 2 years' experience in Property Management or Surveying.
16. Exceptionalmunication and interpersonal skills.
17. Ability to work efficiently in a fast-paced, dynamic environment.
18. A flexible and proactive mindset to meet the demands of the role.
19. Full clean driving licence with access to a car for travel.
20. Be willing to travel to Dublin two days per week to visit property sites.
