RolePurpose
CapitalProjectsandPropertyprovidespropertyleadershipacrossHaringeyCouncilandhasdirectresponsibilityfortheportfoliocoveringthewholepropertylifecycle. TheteammanagestheCouncilspropertyportfoliotomaximisevalue,reducecostsandincreasereturns. However,workinginourteamisntjustaboutproperty,itsaboutpeople,theservicewedeliverenableseconomicregenerationandthevitalservicesourbuildingssupport. WealsocontributetoCouncilgoalssuchaslevellingupthroughacquiringlandtosupportnewhomes,jobsandpublicvalue.
ThisseniorrolesitsinourPropertyteamwhichprovidesprofessionalportfoliomanagementandadvicetoCouncillors[cabinet]andseniorstakeholders,givingdirectionandassuranceonallestatesissues,bytranslatingCouncilbusinessstrategiesintorealestaterelatedconsequences.
YouwillrepresenttheCouncilspropertyinterestsonavarietyofprojectsprovidingprofessionalportfoliomanagementandadviseinawiderangeofsettingsandassettypesincludingpropertymanagement,Industrialdevelopment,retail,deriskinganddisposalofdevelopmentland,deliveringadministrativeofficeaccommodation,andacquiringandmanaginglandtosupportHaringeysregenerationagenda.
YouwillalsosupportthewiderPropertyteamsworkonpropertydevelopmentandplacemaking,usingyourcommercialinsightandpropertyexpertiseforpolicyformulationandimplementationacrosstheCouncil. Thiscouldincluderetailandindustrialdevelopment,intelligentclienttootherservices,deliveringadministrativeofficeaccommodation.
MainResponsibilities
* EffectivelymanagingtheHaringeypropertyportfoliotomaximisevalue,reducecosts,enhancelongtermvalueandincreasereturns,withafocusonbothfinancialperformanceandsocialandeconomicbenefits.
* Takeownershipforidentifyingandexecutingvalueaddopportunitiesandassetmanagementinitiativesacrosstheassets.
* Deliveringcommercialarrangements(includingleasesandacquisitions)whichmeetthecouncilsneeds.
* Actasanintelligentclient tooursupplychainandpropertymanagersonallpropertymanagementissues.
* WorkingwithSeniorcolleaguesindevelopinganddeliveringtheHaringeyspropertystrategyinlinewithwiderCouncilpolicy.
* MaximisingpropertyregenerationopportunitiesfromHaringeyassetsthroughdevelopmentenablingworkandensuringassetdisposalsmeetCouncilsobjectivesandrepresentbestvalue.
* Undertakebudgeting,forecastingandfinancialmanagementinrespectofthepropertyportfoliowhichisvaluedatcirca£2.77bn.
* ManagingandadvisingoncrossHaringeyinitiativesandpolicies
* UnderstandfutureworkstreamsandensuretheexpectedconsequencesofthebusinessstrategyinformthedevelopmentofthewiderHaringeyPropertyStragety
* Createrobustbusinesscasestosupportstrategyrecommendations;feasibilitymanagement,quantifyingvaluecreationandothercommercialbenefitsappropriatelytailoredtodepartmentalobjectives. SupportprogressthroughProgramme/InvestmentBoardsuptoCabinetapproval
* Developeffectiveclientrelationshipswithourprofessionaladvisorsandwithserviceteams,LegalandFinancecolleaguestopresentaunifiedHaringeyview.
Knowledge,Qualifications,SkillsandExperience
Youllbecurrentlyworkingasapropertyprofessionalinaprivateorpublic-sectororganisationlinkedtoproperty,infrastructureorhousing. youwillbeusedtoworkinginaprofessionalpropertyteam;leadingonassetmanagement,deliveringadvicetoclientsandprioritisingworkwhilstalwayslookingforwaystoimproveandinnovateandhelptoleadandsteersurveyorswithintheteam. Whateveryourbackground,ifyouhavetheskills,passionanddeterminationwerelookingforthenyouwillbesupportedtosucceed.
Youwillbeeducatedtodegreelevel,haveapropertyrelatedqualificationorbeworkingtowardsthesewithexcellentanddetailedexperiencewithintheindustry. Yourexperiencewillincludeworkingasaleaderandestablishinggoodrelationshipswithkeybusinessheadsandseniorstakeholders. AsapropertyprofessionalyouunderstandandcandemonstratecompliancewithStatutory,RegulatoryandProfessionalrequirements.
Youwillhaveafirmunderstandinganddemonstrabletrack-recordinhandlingassetmanagementinitiatives:lettings,rentreviews,re-gears,refurbishmentsaswellashold/sellanalysisinadditiontoathoroughunderstandingofcommercialleasesArangeofexperienceandagoodknowledgeoflegalnegotiationsandcontracts/agreements.Youwillbeabletoproducequalityreportsandanalysisintighttimeconstraints.
