Job Title: Senior Quantity SurveyorLocation: ManchesterSalary: Up to £63,000Bonus: 5%Company Car/Allowance: £5,200Join a Leading Five-Star HomebuilderOur client, a five-star builder known for exceptional quality and customer satisfaction, is seeking an experienced Senior Quantity Surveyor to join their team in Manchester. This is a fantastic opportunity to work on a range of exciting housing projects from initial conception through to completion, within a supportive, forward-thinking environment.This role offers long-term career development, excellent benefits, and the chance to play a key part in delivering homes and communities that people are proud to live in.Role Overview You will be responsible for the full commercial management of multiple housing developments. This includes early cost planning to support land acquisition, through to subcontractor procurement, cost monitoring, and final account settlement.
You'll also drive value engineering initiatives, support the adoption process of public works, and contribute to delivering developments on time and within budget.Key Responsibilities Manage all commercial aspects of residential projects.Provide land viability assessments and prime cost estimates.Prepare and monitor site budgets, reporting on savings and overruns.Procure and manage subcontractors, including contract negotiation and payments.Ensure compliance with health and safety regulations (CDM responsibilities).Liaise with Housing Associations on contracts and valuations.Support Customer Services with cost-effective defect solutions.Provide regular cost reporting and forecasts to senior leadership.Oversee consistent use of commercial processes and systems.What We're Looking For Extensive experience in residential construction quantity surveying.Strong understanding of Building Regulations, NHBC, and HSE requirements.Industry-relevant qualifications (e.g., degree or HNC in Quantity Surveying or Construction).Proven negotiation, budgeting, and financial management skills.Working knowledge of contract law and construction procurement practices.Proficiency in relevant IT systems (COINS experience beneficial).Membership with CIOB or RICS (preferred).Why Join?
