About The Role
Aim of the role
You will work closely with Design, Land, Partnerships, and Technical colleagues to meet key company objectives: -
* Secure new development land for the company.
* Deliver satisfactory Planning Permissions to enable new residential development.
* Promote land through the Local Plan process to secure allocations.
Duties include:
* Delivering profitable development opportunities to meet targets and programmes as directed by the Company.
* Progressing and managing the planning processes either directly or via consultants to ensure the best opportunity is provided to achieve planning permission to the satisfaction of the Company within appropriate time constraints.
* Provide Town Planning advice and co-ordinate with the land, technical, sales, commercial and design departments to assist with land purchase and planning matters.
* Assessing the planning risk prior to land purchase.
* Investigate and establish the development potential and risks of each opportunity.
* Co-ordinate and manage external consultants as appropriate to secure planning permission.
* Liaise with Local Planning Authorities at all stages of the planning application process.
* Consider all planning issues in connection with the land e.g. archaeological, ecological, highways, services, TIA's, EIA's, BNG, etc.
* Investigate and consider all planning matters and quantify any risks.
* Where appropriate instruct and liaise with solicitors to achieve satisfactory planning documentation e.g.S106's etc.
* Co-ordinate and manage any public exhibitions/presentations in connection with the promotion of strategic land and planning applications.
* Attend meetings with Parish Councils and other bodies as appropriate.
* Assess and respond to Committee agendas / reports and represent the Company at planning committees or Local Plan hearing sessions.
* Liaise with in-house or external architects regarding feasibility schemes for strategic opportunities as part of the Project Team.
* General liaison and co-ordination between other parties, both internal and external through the planning process.
* Maintain up to date knowledge of all relevant planning matters and provide town-planning advice.
* Prepare Project Development Assessments as appropriate.
* Provide internal team with updates on site progress and attend internal Key Dates and relevant update meetings as necessary
* Coordinate any planning appeals made by the Company and ensure they run effectively and efficiently
About You
* Member of the RTPI, Degree level qualification in T &C Planning or equivalent experience.
* Understanding of Local Authority policies and practices.
* Ability to build positive relationships with Local Authorities and Planning Consultants.
* Proven examples of positive cross function collaboration.
* Demonstrable experience of providing solutions within a Planning function at a Planning Consultancy, Housebuilder or Local Authority.
* Full UK Driving license.
