Wilsons Auctions, the largest independently owned auction house in the UK and Ireland, is currently seeking a full-time Land & Property Manager. The successful candidate will be based in our Shotton Point branch.
Job Purpose:
To identify, acquire, and manage land and property assets in alignment with the company's strategic goals, particularly within the auction context. This role involves overseeing property transactions, ensuring compliance with legal and regulatory requirements, and maintaining strong relationships with stakeholders, including buyers and sellers at auctions.
Key Responsibilities:
1. Valuer - valuation of the property based on type, condition, and location.
2. Marketer - appropriately market the property online to get the best coverage.
3. CRM - Communicate with enquiries/database with support of marketing, deal with enquiries, and record contact details to keep interested parties informed about changes related to the property, viewing dates, auction dates, legal packs, and bidding.
4. Instructions - AML the vendor/property prior to marketing.
5. Legal Pack - Liaise with vendor’s solicitor, understand the structure/order/store, be able to combine and compress information, and ensure distribution to interested parties with a Property Registration Form.
6. Understanding of Contract Law.
7. Assist with selling of property.
8. Exchange - On receipt of deposit, prepare the Notification of Purchase.
9. Statements - Prepare the balance of the deposit to be sent to the vendor's solicitors.
10. Fees - Invoice the vendor with an entry fee and/or commission invoice.
11. Completions - On receipt of a completion email from the vendor.
12. Key Release.
13. Monitor invoices due with the Accounts department.
14. Managing the team.
15. Build and maintain relationships with landowners, developers, local authorities, and other stakeholders.
16. Represent the company at industry events and meetings.
Qualifications and Skills - Essential Criteria:
1. Bachelor's degree in Real Estate, Property Management, Business Administration, or a related field.
2. Proven experience in land acquisition and property management.
3. Strong negotiation and communication skills.
4. Knowledge of property law and regulations in GB.
5. Proficiency in financial management and budgeting.
6. Ability to provide accurate valuation of properties (RICS Certification).
7. Knowledge of building and construction.
8. Integrity, empathy, confidence, presentation, and communication skills.
9. Honesty, punctuality, and high levels of professionalism.
10. Experience with CRM and property portals on digital platforms.
11. Excellent analytical and communication skills.
12. Sound judgment and ability.
13. Good maths and analytical thinking skills.
14. Experience with Outlook, Excel, Word, and Acrobat.
15. Excellent problem-solving abilities.
16. Strong organizational and project management skills.
17. Ability to work independently and as part of a team.
Work Time:
Monday to Friday, 9:00 - 5:30 pm (30 minutes unpaid lunch break).
