As Technical Supervisor, you will be responsible for the technical delivery of the contract across a defined cluster of BT sites, ensuring technical compliance, safety, and efficient customer service. You will provide guidance across mechanical and electrical systems, lead and manage FM teams, and support incident response and service delivery.
Key Responsibilities
* Promote safe delivery of all activities.
* Ensure compliance with Health, Safety, Environmental, Quality and COSHH laws.
* Lead and manage day‑to‑day FM team operations, including absence and cover planning.
* Interface with TSMs and Technical SMEs for support and standards alignment.
* Provide first point of escalation for maintenance colleagues, supporting recruitment, onboarding, training, and performance management.
* Act as Control of Works Authorised Person (AP) and identify other relevant APs and Competent Persons (CPs) in the cluster.
* Deliver and coordinate cluster technical meetings, toolbox talks.
* Oversee operations, maintenance, repairs, replacements, consumables and general upkeep per contractual requirements.
* Investigate building faults, isolate and secure, and refer to relevant engineering/support via the Helpdesk.
* Deliver maintenance to BT Specification within the SI7 system.
* Adjust local maintenance delivery to optimise asset life and system performance.
* Seek support from CBRE SMEs on CAFM, Fire, Water, QHSE issues.
* Manage and coordinate subcontractors, including quality checks.
* Coordinate with Procurement and Services teams to meet supplier delivery and performance objectives.
* Support procurement in developing new supplier relationships.
* Support team during peak workloads; provide holiday and sickness cover.
* Ensure statutory compliance for planned maintenance works.
* Maintain current and complete on‑site documentation.
* Document and close audit non‑conformances.
* Work under pressure, problem‑solve, and use initiative.
* Contribute to maintenance budget development and compliance monitoring.
* Hold and monitor cluster inventory of tools, materials, PPE, and equipment.
* Coordinate delivery of small projects.
* Review and verify asset data; manage warranties and building defects.
* Approve monthly maintenance reporting, KPI validation, live jeopardy management, and SLA extension applications.
* Maintain presentation and smart appearance; lead by example.
* Perform other reasonable duties as requested.
* Escalate customer dissatisfaction or circumstances to appropriate managers.
* Assist in emergency and contingency plan preparation.
* Review method statements, risk assessments, technical diagrams and communications.
* Present and report technical information.
* Prioritise workloads across the team to meet deadlines.
* Ensure all issues are reported to the AOM.
Person Specification
* Knowledge in multiple disciplines (mechanical, electrical, public health, water, gas), with deeper expertise in at least one backed by trade or professional qualifications.
* Strong communication skills.
