Job Title: MEP Quantity Surveyor
About the Role
We’re seeking a proactive and technically minded MEP Quantity Surveyor to manage the commercial and financial delivery of mechanical, electrical and plumbing (MEP) works. You’ll work collaboratively with engineers, project teams, and subcontractors to ensure projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities
🎯 Pre‑Contract (Estimation & Tendering)
*
Prepare detailed cost plans, estimates, bills of quantities, take-offs for MEP systems (HVAC, electrical, plumbing).
*
Compile tender documentation and evaluate bids from subcontractors and suppliers.
*
Engage in contract negotiations, ensuring favourable terms and best value.
🔧 Contract Administration & Cost Control
*
Administer standard form contracts (NEC, JCT, bespoke), manage variations and change control.
*
Prepare and submit valuations, interim payment applications, final accounts, and claims.
*
Monitor cost performance and cash flow; issue alerts when budget variances occur.
*
Evaluate subcontractor payment applications and manage pay‑less notices if required.
💡 Value Engineering & Risk Management
*
Identify and implement cost‑saving opportunities without compromising quality or performance.
*
Support value engineering initiatives focusing on sustainable, energy‑efficient MEP solutions.
*
Maintain risk registers; proactively identify and mitigate commercial and contract risks.
*
Assist with lifecycle costing analyses and carbon cost considerations for sustainable systems.
📊 Reporting & Stakeholder Engagement

Produce regular financial reports, cost forecasts, and reconciliation summaries for internal and client review.
*
Maintain accurate records of cost data, measurement sheets, correspondence, and contractual documentation.
*
Collaborate with project managers, engineers, and procurement teams to align financial and technical aspects.
🎯 Project Engagement & Support
*
Attend site and commercial meetings to represent cost and contract interests.
*
Assist in resolution of commercial disputes, claims and final account negotiations.
*
Provide guidance on best practice for commercial delivery of building services packages.
Must-Have Experience & Qualifications
* Education Degree, diploma, or HND in Quantity Surveying, Construction Management, Mechanical/Electrical Engineering (RICS or equivalent accreditation preferred).
* Experience Minimum 3–5 years in M&E or MEP quantity surveying roles, ideally including both pre‑ and post‑contract phases. Exposure to data centres, residential or commercial sectors is advantageous.
* Technical Skills Proficiency with QS tools such as CostX or similar, plus strong Excel skills (e.g. cashflow forecasting, CVR). Familiarity with SMM7, CESMM or NRM measurement standards.
* Contractual Knowledge Solid understanding of standard contract forms, contract administration, claims, dispute resolution.
* Interpersonal Abilities Excellent communication, negotiation, analytical, and organisational skills; ability to handle multiple projects and tight deadlines.
* Personal Traits Attention to detail, commercial awareness, problem-solving mindset, teamwork and flexibility required in complex MEP environments.
