We're looking for a talented Senior Leasing Manager to join our Leasing team. Key Objectives The Senior Leasing Manager will lead the leasing strategy for the asset, with oversight of both Croydon and St James Quarter in Edinburgh, ensuring each scheme has a clear, commercially driven plan. You will appoint, manage, and motivate both the internal leasing team and external agents, set the budget in partnership with Asset Management, and deliver against the Business Plan leasing targets. Stakeholder management is a critical part of the role, spanning brand partners, joint venture partners, and internal teams across URW’s UK business, as well as close collaboration with colleagues in our Paris head office What you will be doing… Lead the Leasing input for your asset into the Annual Business Plan, Budgets/Long Term Forecast, and regular financial reporting. Deliver the Business Plan Leasing KPIs for the asset (including deal volume, target vacancy rate, base rent, turnover rent, and ERV growth). Monitor and articulate progress, challenges and opportunities to the Leasing Director. Devise a clear leasing vision for the asset, bringing key stakeholders and the team with you. Develop and nurture key customer relationships directly with the brands (rather than via agents). Leverage these relationships to deliver the best deals. Demonstrate ownership of customer compliance, ensuring the team perform the required KYC checks on every qualifying transaction. Ensure the appropriate resources (within budget) are in place to deliver the Business Plan, including internal team, external agents, and leasing collateral. Appoint, motivate, and develop your team to deliver maximum performance. Ensure a balanced workload of deal volume and complexity across your team. Source and deliver new brands across retail and new sectors Negotiate new lettings from initial interest to exchange, store opening and completion, including obtaining internal and JV approval, managing the legal process and any landlord work specifications (with Development and Construction). Work with the communications team to maximise PR from lettings. Maximise cross-selling opportunities with Commercial Partnerships, e.g., media package for brand launch. Manage assignments, break options, surrenders and re-gears. Creatively review unit configurations to maximise income and returns. Work with the Retail Design Manager to optimise store design and support the retail delivery. process to achieve opening quickly but safely. Collaborate with Asset Management, Centre Management, Finance, Development, Design & Construction, Legal, Marketing & PR to direct and support them on strategic leasing issues. Manage and oversee external leasing agents, ensuring they are aligned with the asset strategy and delivering high-quality, commercially focused outcomes. Coach and develop agents on URW standards, including deal quality, brand approach, documentation expectations and stakeholder management, to ensure consistency across all leasing activity. Lead on anchor tenant strategy and commercial negotiation of terms (including works schedules), maintaining a strong focus on securing, retaining and optimising anchor relationships to support the long term performance of the asset. What skills, experience, and knowledge will you need to be successful? MRICS qualified (desired but not essential) with proven PQE. Must have significant experience in the retail property industry with a proven track record in leasing, sales, marketing and/or operations on a high-quality portfolio. Genuine interest in retail, the dynamics of retail and key trends, with a clear understanding of how long-term sustainability should be a priority over short-term gains. Excellent negotiation skills combined with a transaction mindset and a keen drive to get deals done. Experience or studies in Estate Management or Business Management. A good understanding of ESG and how Leasing can contribute to the sustainability agenda. A proven track record in building successful relationships with Stakeholders, understanding the strategic objectives and converting them into long-term partnerships. Management experience required. Project leasing and anchor tenant letting experience is required Confident presenter who can articulate their arguments and recommendations to influence decisions around the business. Who are we?
