Role
Responsibilities include:
1. Undertaking preliminary investigations and repairs of defect reports (e.g., plumbing, electrical, building/carpentry, general repairs), reporting clear information to the relevant supervisor or University Estates Department for further action via verbal or electronic means on a daily basis.
2. Carrying out basic electrical tasks such as replacing light bulbs, fluorescent tubes, and lamps, checking external lighting, ensuring safe isolation, and resetting circuit breakers following University procedures.
3. Supporting the Buildings and Facilities Supervisor in completing PPM (preventative planned maintenance), Health & Safety duties, planned activities, and fire drills.
4. Informing the Buildings and Facilities Supervisor when equipment and parts are used and require replenishment daily.
5. Undertaking manual handling as required.
6. Prioritising workload effectively.
7. Providing clear and effective information to students during residence visits, directing students as required by verbal commands daily.
8. Fulfilling legal requirements for critical Health and Safety / Mandatory inspections and testing regimes, including fire alarm testing, fire extinguisher checks, Emergency Light Testing, Legionella flushing/sampling, lux level assessments, asbestos condition reporting, and PAT Testing, in accordance with the UUK Code of Practice for the Management of Student Housing.
9. Following University Health and Safety guidelines, including adherence to the asbestos register, COSHH, wearing correct Uniform and PPE (provided) before maintenance work.
10. Maintaining accurate written and electronic records using digital and electronic systems and tablet/PDA devices for all work daily.
11. Ensuring security within Residences is maintained for students, staff, and contractors, following University procedures. Repairing and maintaining all security and access systems, locks, and keys using correct procedures daily.
12. Supporting the Student Living team in achieving audits (e.g., ISO, UUK), accreditations (e.g., Investors in People, Green Impact), and legislative and compliance requirements.
13. Liaising with contractors, other University departments, and sections of Commercial Services as required, following University guidelines daily, weekly, or monthly.
Person specification:
* Good standard of education.
* Ability to carry out Portable Appliance Testing (PAT) and safe electrical isolation training.
* Evidence of formal trade training such as NVQ Level 1 / City & Guilds qualification or equivalent experience in General maintenance / Carpentry / Plumbing.
* Proven experience in a similar role, either in the public or private sector, with broad knowledge of maintenance duties.
* Previous experience providing a service to customers.
* Experience checking fire extinguishers and firefighting equipment.
* Experience of Emergency Lighting Testing.
* Demonstrable IT skills, including using tablets, electronic devices, and digital technology.
