Estates Surveyor/Estates ManagerAbout the RoleI am working with a brilliant client-side Property Company and Developer in their search for an Estates Surveyor or Estates Manager. You will join a team focusing on industrial assets predominantly, with further exposure to office, retail and warehousing. The key duties of this role will include management of the property portfolio, liaising actively with tenants, property agents and suppliers, in respect of lease negotiations, commercial agreements, budgets and all property management matters.The key duties will include:Lead and support in negotiations for acquisitions and lettings, and manage the process to produce leases, licenses and wayleaves.Assist with the day-to-day portfolio management of the offices and warehouses including:Lease renewals, rent reviews, lease expiries, break options, license for alterations, handover post practical completion and one year defects period.Undertake property surveys for a variety of purposes including routine inspections; measured surveys; tenant’s works, periodic assessment, arranging preparation of interim and terminal schedules of dilapidations; condition surveys; general property needs.Work with the Facilities Manager to ensure the appropriate level of maintenance is maintained across the Estate and promote a Facilities Management service to our occupiers. Analyse, read and interpret leases and other legal documents to produce accurate data for the asset management register.Maintain an events diary for lease expiry, lease renewal, rent review and other purposes using the asset management system.Support with the production of all Estate annual service charge budgets (in accordance with RICS Code), and to ensure full closure of Service Charge accounts for each relevant period. The skills required: Chartered Surveyor (RICS). Or, we can offer a candidate the ability to become MRICS.Experience within commercial property sectors.Knowledge of asset management and property management processes and techniques.To market property, appoint and manage property agents and successfully close property transactions.Skills to provide solutions to immediately resolve problems and issues as part of a reactive service.Interpersonal skills, including negotiating and presenting to a wide variety of people at all levels.To write reports and project plans and disseminate them to a wide audience.To communicate effectively with staff, partners, the wider community, external agents and consultants as required.Compensation:We are looking to pay an exceptional competitive salary to the successful candidate, with an additional bonus on top.
