Your New Organisation
My client is a South Wales-based local authority that manages its own housing stock of up to 5,000 properties. They have a large housing team split into voids, capital works, reactive repairs and assets.
Your New Role
In this role, you will take charge of managing all aspects related to long-term voids. Your responsibilities will include:Property Management:
Specify works for assigned properties.
Manage procurement, ensuring compliance with Council processes and regulatory requirements.
Obtain necessary statutory approvals for works.
Team Management:
Lead and manage a team of 22 which includes 2x surveyors and 20 operatives.
Set targets and monitor staff performance.
Foster best practices within the team.
Collaboration:
Work closely with colleagues across Housing and Council departments.
Facilitate effective procurement, design, and delivery of works.
Ensure property designs align with government targets (e.g., WHQS, sustainability, carbon emissions).
What You'll Need to Be Successful
To excel in this role, you should have relevant experience in void management within a local authority or social housing. Have a strong building pathology and knowledge of property management, procurement, and budgeting. Have excellent communication and leadership skills to engage internal stakeholders and contractors.
