Job Description
Senior Property Manager (Projects, Maintenance & Refurbishments)
Croydon + regular national travel | Competitive package
An excellent opportunity has become available for a hands-on Senior Property Manager to join a fast-moving, people-focused business with a multi-site estate, alongside a private residential and commercial portfolio.
This is a site-facing, practical property role - ideal for someone who enjoys being out in the estate, diagnosing issues, managing contractors and delivering sensible, cost-effective solutions in live trading environments.
The Role
You’ll take ownership of day-to-day repairs, maintenance, refurbishments and small project works across the business operations, working closely with contractors, operations teams, Health & Safety, Finance and the Estates Surveyor.
You’ll also play an important role in improving visibility of OPEX spend through the helpdesk system and ensuring the estate remains safe, compliant, well maintained and operationally effective.
This role suits someone who balances common sense with compliance, and enjoys solving problems rather than escalating them.
Key Responsibilities
* Managing repairs and maintenance issues across a multi-site estate
* Visiting sites to diagnose building issues and oversee works
* Supporting refurbishments, refits and layout improvements
* Delivering small projects with minimal disruption to trading
* Managing contractors, negotiating quotes and ensuring value for money
* Supporting helpdesk workflows, reporting and OPEX tracking
* Producing clear site reports with risks, recommendations and costs
* Taking a pragmatic, risk-based approach to safety and compliance
* Supporting refurbishment and works within the private portfolio
About You
You’ll have experience in multi-site property, facilities, maintenance or small project delivery, ideally within a fast-paced operational estate such as retail, healthcare or hospitality.
You’ll be:
* Hands-on and confident on site
* Comfortable managing contractors and making decisions
* Commercially minded with a cost-value approach
* A clear communicator with non-technical stakeholders
* Calm and organised when dealing with reactive issues
About the Business
This is a business that genuinely values people, trust and collaboration. The culture is inclusive, down to earth and supportive, with leaders who are visible, approachable and pragmatic.
You’ll be trusted to do the job properly, given real autonomy, and supported by a team that values teamwork over hierarchy. Property here is seen as a key enabler of operations, not a blocker.
Why Apply?
If you’re looking for a senior property role where you can stay close to the estate, make sensible decisions and work with good people in a business that values common sense - this is a great opportunity.
