The Role:
As an Asset Manager, you will be pivotal in delivering a high-quality, customer-focused, and cost-effective maintenance and investment programme. Working closely with the Director of Assets, you’ll shape and implement APH’s Asset Management Strategy, lead on compliance workstreams (including fire safety), and ensure efficient, effective property management that delivers value and safety for customers.
Key Responsibilities include:
* Lead the delivery of APH’s short, medium, and long-term Asset Management Strategy.
* Ensure that the stock receives investment over time to meet company objectives and to ensure compliance with all relevant legislation.
* Manage the stock condition process to ensure the organisation has robust information on its property assets to make effective investment decisions predict building element failure and estimate costs in advance.
* Lead on the use and analysis of stock condition, compliance, and energy data to support strategic decision-making.
* Oversee APH’s Fire Safety Plan, including timely completion of fire risk assessments and associated actions.
* Manage all aspects of the repair and maintenance service, with emphasis being placed on customer satisfaction and continuous improvement.
* Monitor contractor performance, setting high expectations and addressing underperformance.
* Set and deliver challenging performance targets for contractors, in-house teams, and your own work.
* Challenge and develop the repairs and maintenance service which APH offers, exploring innovative ways of working, comparing the service APH offers with peers, to maintain upper quartile performance across all KPI’s.
* Ensure full awareness and compliance with health and safety legislation, including CDM regulations to ensure comprehensive procedures and policies are in place to manage those risks.
About You:
* 3–5 years’ experience in asset or property management (ideally within social housing)
* In-depth knowledge of HHSRS, Decent Homes Standards, and disrepair management
* Strong leadership, analytical and communication skills
* Passionate about customer service and continuous improvement
