Commercial Manager / Senior Quantity Surveyor Project Value: Circa £30 million Project Type: Prime Country Estate Listed Building, Extensions & New Facilities Location: Berkshire (site-based) & W1 Head Office The Project Our client is delivering an exceptional £30m prime country estate scheme in Berkshire, comprising the sensitive refurbishment and modernisation of a listed main house, significant extensions, and the construction of new leisure and ancillary facilities. The wider estate works include: Listed building refurbishment and modernisation New leisure facilities including a pool house Equestrian facilities Extensive garaging for a significant private car collection High-quality external and landscape works This is a complex, design-led project requiring a commercial lead with proven experience in high-value, heritage-led residential schemes. The Role The business is seeking an experienced Commercial Manager or Senior Quantity Surveyor to take full commercial ownership of this flagship scheme from pre-construction through to final account. You will be the senior commercial presence on the project, working closely with the Project Director and Project Manager, and acting as the primary commercial interface with the client, consultants, and specialist subcontractors. The role will be split between site in Berkshire and the companys W1 head office, offering both project focus and integration with the wider commercial leadership team. Key Responsibilities Project Commercial Leadership Full commercial responsibility for the £30m estate scheme Cost planning, forecasting, and reporting from early works through to final account Management of procurement strategy for specialist and heritage trades Administration of subcontract packages, variations, valuations, and payments Cashflow management and margin protection Heritage & Complex Works Managing the commercial aspects of listed building works and change control Working closely with the design team, conservation specialists, and planning consultants Understanding and managing the risks associated with heritage, temporary works, and complex sequencing Client & Team Interface Acting as a key commercial point of contact for the client and professional team Supporting and challenging the project team with commercial insight and leadership Producing clear, accurate commercial reports for senior management Supply Chain & Specialists Procuring and managing high-quality specialist subcontractors and suppliers Ensuring best value while maintaining the standards expected on a super-prime estate Building strong, collaborative relationships across the supply chain Candidate Profile Proven experience as a Commercial Manager or Senior Quantity Surveyor on high-value prime residential or country estate projects Demonstrable background in listed building refurbishment and complex extensions Experience delivering schemes in the £15m£40m range (or comparable complexity) Strong knowledge of specialist packages including heritage trades, leisure facilities, and complex externals Commercially astute, detail-driven, and confident operating as the commercial lead on a major scheme Comfortable working between site and head office environments Whats on Offer Commercial leadership role on a landmark £30m prime country estate Exposure to a wide range of technically complex and prestigious work elements High level of autonomy and responsibility on a single flagship project Split working between a beautiful Berkshire site and W1 head office Competitive salary and benefits reflective of the projects scale and complexity
