Role: Neighbourhood Services Manager (Internal Job Title)
Hours: 35 hours per week
Salary: £32,936 to £41,170 per annum (salary offered dependent on experience) plus Essential Car User Allowance of £2,329, and London Allowance of £2,739 per annum.
Contract: Permanent
Location: London Southeast (Bexley, Bromley and Greenwich) – agile working, with contractual base at Pollards Hill, Mitcham.

Are you passionate about delivering excellent housing services and building strong, safe communities? At Moat, we’re looking for a proactive and customer‑focused Neighbourhood Services Manager to join our team and take ownership of a diverse housing portfolio.
In this role, you’ll be the face of Moat in our communities—managing tenancies and leases, ensuring high standards in estate services, and responding swiftly to anti‑social behaviour and tenancy breaches. You’ll work closely with residents, contractors, and managing agents to ensure our neighbourhoods are clean, safe, and well‑maintained.
Responsibilities
* Conducting regular estate inspections and monitoring cleaning and gardening contracts
* Managing tenancy and leasehold queries in line with service standards
* Taking prompt enforcement action on ASB and tenancy breaches
* Supporting new tenants and shared owners through sign‑ups and onboarding
* Handling complaints and ensuring compliance with the Housing Ombudsman Code
* Fulfilling safeguarding obligations, ensuring that vulnerable residents are sign‑posted to key agencies and providing appropriate support in our capacity as landlord
Qualifications
* Strong knowledge of tenancy and leasehold management
* Experience in handling ASB and community engagement
* Excellent communication and problem‑solving skills
* Excellent time‑management skills with ability to manage a complex caseload whilst adhering to important deadlines
* A relevant housing qualification (or willingness to work towards one)
* A full UK driving licence and access to transport
