Job Summary: As a Property Manager at Intercounty, you will take ownership of the day-to-day management of a portfolio of properties, ensuring all aspects — from renewals and rent reviews to maintenance and tenant liaison — are handled professionally and efficiently. You will play a vital role in maximising property value, maintaining high occupancy levels, and building strong relationships with landlords and tenants alike. Key Responsibilities: Core Property Management Duties: Oversee and manage all aspects of property operations, including lettings, tenant relations, maintenance coordination, rent collection, and budget management. Ensure all properties are well-maintained and compliant with relevant legislation and industry standards. Build and maintain strong relationships with tenants; handle queries and resolve issues promptly and professionally. Develop and manage property budgets, ensuring costs remain within expectations. Monitor and report on property performance, including occupancy levels, rent collection, and expenditure. Coordinate maintenance and repairs, managing contractors and suppliers to ensure high standards of work and value for money. Market and let available properties, prepare listings, host viewings, screen prospective tenants, and manage the tenancy signing process. Conduct regular property inspections, ensuring any issues are addressed swiftly and appropriately. Maintain accurate records of tenancy agreements, rent payments, maintenance works, and correspondence. Provide excellent customer service to tenants, landlords, and suppliers, ensuring positive relationships are maintained. Specific Responsibilities for This Role: Manage negotiations with tenants to agree tenancy renewals. Confirm agreements with landlords and the branch team. Create and issue new tenancy agreements via the Goodlord platform or process Section 13 rent increases using Reapit. Proactively chase completion of tenancy agreements within deadlines to ensure they are in place for new terms. Keep the Reapit Renewal Negotiation tab updated with all communications and complete the process checklist at every stage. Apply fees to landlord accounts once tenancy agreements are finalised. Follow a daily planner to chase rental arrears in line with AIG processes and agreed timescales. Ensure all arrears chasing is fully documented, with supporting letters and emails sent. Accurately complete all rent reviews and increases. Provide exceptional customer service throughout all landlord and tenant interactions. Work closely with the branch team, using the task-based system for clear responsibility allocation and smooth workflows. Qualifications & Skills: Minimum of 3 years’ experience in property management, lettings, or residential estate agency. Strong understanding of property management processes, tenancy agreements, the lettings market, and relevant legislation (e.g. Housing Act, Section 13 Notices). Proven ability to manage budgets, handle tenant relations, and coordinate maintenance works. Excellent communication and negotiation skills, with confidence in dealing with landlords, tenants, and contractors. Financially astute, with experience in rent collection, reporting, and managing landlord accounts. Highly organised with excellent attention to detail, particularly with tenancy documentation and compliance. Confident using property management systems (experience with Reapit and Goodlord is highly desirable) and Microsoft Office. A full UK driving licence is desirable. Industry qualifications such as ARLA Propertymark are advantageous but not essential.
