Completions Officer – 1st Charge Specialist Mortgages Direct Specialist Lender
The role This role sits within a direct 1st charge specialist mortgage lender, responsible for progressing cases from offer through to completion. As part of the lender’s in-house completions function, you will play a critical role in ensuring lending decisions are executed accurately, compliantly, and in line with agreed credit terms.
You’ll manage completions end to end, acting as the lender’s final control point before funds are released. This requires strong technical knowledge, sound judgement, and the confidence to engage directly with solicitors, brokers, and internal underwriting colleagues to protect the lender’s position while delivering fair customer outcomes.
This is a lender-side role with real accountability — not a transactional servicing or outsourced processing position.

Key responsibilities
Manage a pipeline of 1st charge specialist mortgage completions from offer to drawdown
Act as the lender’s point of contact with solicitors, conveyancers, brokers, and borrowers
Review Certificates of Title and confirm all lender conditions precedent are satisfied
Coordinate and authorise fund releases in line with credit approval and completion dates
Complete final lender-side checks including insurance, deeds, searches, undertakings, and solicitor requirements
Ensure completions fully comply with FCA regulation, internal credit policy, and lending criteria
Maintain accurate case records and defensible audit trails
Identify and resolve completion risks or delays, escalating where appropriate
Contribute to ongoing improvements in lender controls, processes, and service standards
Experience and knowledge required Essential:
Experience in mortgage completions, post-offer processing, or conveyancing within a lender or specialist lending environment
Strong understanding of 1st charge mortgage products and legal completion mechanics
Knowledge of lender-side completion requirements and risk controls
High attention to detail with the ability to manage competing completion deadlines
Confidence engaging directly with solicitors and brokers on behalf of a lender
Desirable:
Experience within specialist, complex, or adverse credit lending
Practical understanding of FCA requirements and Treating Customers Fairly from a lender perspective
Familiarity with mortgage origination or case management systems
