Salary: £26,227 rising to £28,950 depending on length of service

Base: Theatre Royal Winchester, Winchester, Hampshire


Overview

Play to the Crowd (Incorporating Theatre Royal Winchester, Hat Fair and Playmakers) is looking for a Building Caretaker. The Building Caretaker is a newly established position, working with the Head of Site Development to support care, maintenance, and safety of the organisation’s physical spaces, principally Theatre Royal Winchester on Jewry Street. This role shares responsibility for ensuring the building meets its legal obligations as a public venue, and for maintaining high standards of cleanliness, accessibility, and safety for all users. It also contributes to the ongoing upkeep and improvement of the theatre, creating a welcoming and functional environment for artists, audiences, staff and community partners.


Responsibilities


Health and Safety and Security

* Take responsibility for operational health and safety of the building, including arranging regular electrical, gas and infrastructure checks with support from the line manager
* Keep accident and incident logs up to date and securely stored to comply with GDPR
* Ensure regular fire drills are carried out and that all staff are kept up to date on fire and other health and safety procedures
* Participate as a key member of the Health and Safety Management team
* Ensure risk assessments are in place and reviewed regularly
* Take responsibility for building security, liaising with security and alarm providers, and ensuring keys are issued through a formal process with trained staff
* Oversee security access to safes for designated staff
* Oversee CCTV and security requirements as needed
* General and confidential waste management
* PAT testing of office and front of house portable appliances


Maintenance

* With the line manager, arrange regular annual maintenance for the building and infrastructure and keep full maintenance records
* Support the line manager to identify, quality and value check, and manage external contractors
* Respond promptly to issues raised by staff, prioritising safety and a seamless experience for the public and visiting companies/artists
* Undertake weekly checks of lamp runs, emergency lighting, fire extinguishers, fire alarms and sprinkler valves, plus routine maintenance including legionella testing, with up-to-date records
* Manage housekeeping capacity and contribute to cleaning where required
* Provide training for housekeeping staff or manage cleaning agencies
* Be responsible for ordering and stock checking related to housekeeping and consumables
* Collate necessary documentation including COSHH data sheets


Building Improvements

* Make good any areas requiring improvement or remedial works
* Undertake building improvements in-house where possible
* Support the line manager to project manage larger works and liaise with suppliers and contractors
* Work to reduce utility usage and the organisation’s carbon footprint

Desirable

* Previous experience of cleaning public buildings
* Previous caretaking or maintenance experience
* Understanding of health and safety and COSHH
* Experience in construction trades (carpentry, electrical, plumbing, etc.)
* Passion for the arts and/or working for a charity
