Title: Freelance Project Quantity Surveyor - Build to Rent - South Wales - £350 to £450 per day

Role Overview
We are seeking a Freelance Project Quantity Surveyor to support the commercial delivery of a £55 million Build to Rent development in South Wales. The successful candidate will manage procurement and cost control, collaborating closely with on-site teams and supply chain partners to meet financial and project goals.
Responsibilities
1. Full commercial management of subcontract packages from procurement through to final account.
2. Prepare and issue tender documentation; analyze subcontract returns.
3. Manage subcontractor payments, valuations, variations, and change control.
4. Monitor project costs, forecast, and report against budgets.
5. Collaborate with site and technical teams to identify and manage commercial risks and opportunities.
6. Prepare monthly CVRs and progress reports for senior management.
7. Liaise with clients, consultants, and supply chain partners as required.
8. Ensure compliance with contractual obligations and company procedures.
Candidate Requirements
* Significant experience as a Project Quantity Surveyor on high-value residential or mixed-use schemes.
* Previous exposure to Build to Rent, PRS, or RC frame projects.
* Degree in Quantity Surveying or Commercial Management (or equivalent experience).
* Proven ability to manage costs, procurement, and reporting.
* Excellent negotiation, communication, and organizational skills.
* Proficiency in standard contract forms (e.g., JCT).
* Self-motivated, reliable, and capable of working independently in a fast-paced environment.
