Building Manager

Main Purpose of the Role

We are seeking a proactive and customer-focused Building Manager to take responsibility for the daily operational management of a multi-let office building in South Manchester.

You will act as the on-site representative for the client, serving as the primary point of contact for occupiers, visitors, and contractors. The successful candidate will deliver excellent customer service while maintaining strong technical awareness of building fabric, health & safety, and operational efficiency.


Key Responsibilities

* Manage all operational service delivery across allocated building(s), including facilities management, maintenance, security, and occupier engagement
* Ensure the property maintains a positive image through the consistent delivery of high-quality services
* Take full responsibility for Health & Safety and Environmental compliance, including maintaining accurate records and online systems
* Conduct regular building inspections and implement repair and maintenance programmes with relevant stakeholders
* Monitor day-to-day operational activities and take corrective action where required
* Assist with drafting, controlling, and reporting on service charge budgets
* Maintain site documentation including asset registers, plans, statutory testing, and compliance records
* Liaise with tenants, respond to queries, and attend occupier and stakeholder meetings
* Support risk management processes, insurance matters, and delivery of client KPIs
* Manage procurement activities and oversee delivery of major works programmes
* Deliver community engagement initiatives including occupier events and wellbeing activities


Accountabilities

* Facilities Management – 50%
* Tenant Engagement – 40%
* Financial & Commercial – 10%


Person Specification

* Good general education
* Strong written and spoken English communication skills
* Basic Health & Safety training (IOSH / COSHH desirable)
* Good IT skills including intermediate use of Excel, PowerPoint, and Word
* Knowledge of security operations and relevant legal requirements
* Self-motivated, confident, and customer-focused with strong attention to detail
* Able to remain calm and effective under pressure


Knowledge & Experience

* Understanding of property / facilities management and stakeholder environments
* Experience building strong relationships with clients, tenants, and contractors
* Knowledge of contractor management and procurement processes
* Ability to identify building issues during inspections
* Awareness of service charge principles and basic property construction
* Working knowledge of Health & Safety and Environmental legislation
* Strong communication, teamwork, and problem-solving skills
