Niyaa People are delighted to be working alongside a leading housing association in the West Midlands, to source a Voids Operations Manager on a permanent basis.

Minimum 2 days a week required in the office, although this could differ with more days required some weeks due to business needs.

If you have a strong background in people management sills, experience of social housing voids, and a CIH level 5 (HND equivalent) or willingness to work towards it, I want to speak with you!

Voids Operations Manager duties:

Oversee a team of Supervisors and trades, ensuring that all business objectives are met within overall time, cost and budget constraints
Ensure contractors are managed effectively to deliver against agreed contractual obligations and provide value for money services
Be responsible for the delivery of excellent operational field performance
Support the Head of Service to contribute to the ongoing development of the Maintenance Operations strategy for improved operational performance and customer satisfaction
If successful for the Voids Operations Manager post, you will receive:

26 days AL plus BH

To be successful, you need:

CIH level 5 or willingness to work towards it
Proven experience of working within an organisation delivering maintenance and building services (preferably within Social Housing) covering multiple workstreams over a dispersed geographical area
Experience of managing and inspiring a team to deliver high quality services and meeting operational and financial targets
Knowledge of health and safety legislation (including CDM) and good practice, and experience of applying this knowledge in a repairs and maintenance setting
Ability to lead and motivate teams of skilled, trade -based employees and supervisory staff across various work streams including void repairs, responsive repairs and planned works
