This Is Not a Volume Managing Agent Role
We are hiring a high-calibre London Property Manager to take full ownership of a defined residential block portfolio and work directly alongside the Managing Director.
This is a visibility seat.
You will operate close to leadership, influence standards, and earn expanded authority through performance.
If you want to move beyond firefighting and into controlled, professional portfolio leadership, this role offers that platform.
What You'll Be Managing
* London residential blocks
* Mixed-use schemes
* RMC / RTM buildings
* Compliance-sensitive and higher-rise properties
Hybrid working model:
* Home-based portfolio control and reporting
* London site inspections
* Director and client meetings when required
Your Core Responsibilities
Portfolio Leadership
* Full accountability for day-to-day building performance
* Proactive risk management
* Clear, structured communication with directors and leaseholders
Service Charge & Financial Control
* Prepare and manage service charge budgets
* Forecast accurately and conservatively
* Monitor variance and control spend
* Surface funding risks early
The Managing Director must trust your numbers.
Compliance & Building Safety
* Maintain live compliance calendars
* Coordinate fire safety and statutory actions
* Keep audit-ready documentation
* Escalate risk clearly and promptly
Contractor & Works Oversight
* Instruct approved contractors
* Control scope and quality
* Oversee reactive and planned maintenance
* Close actions properly
The Profile We're Looking For
You are:
* TPI qualified or operating at IRPM Level 4
* Experienced in London residential block management
* Confident with service charge budgeting and forecasting
* Comfortable managing RMC / RTM directors
* Structured, commercially aware and organised
* Calm under pressure
This role will not suit candidates who rely on reactive firefighting or avoid financial accountability.
