As our Maintenance Co-ordinator, you will provide general maintenance services for both the residence as a whole and individual residents as and when the need arises. For this position it is essential that you hold a full driving licence and be able to demonstrate understanding, knowledge and experience of a wide range of traditional building trades.
We will provide a full induction alongside formal training opportunities.
The key responsibilities of our Maintenance Co-ordinator include:
1. Performing routine maintenance duties to include: small repairs carpentry small plumbing and equipment repairs
2. Carrying out external low level works.
3. Keep logs of temperatures etc to boiler flow rates under ACOPS legionella legislation.
4. Check water hardness.
5. Take monthly meter readings and issue to General Manager.
6. Inspect and maintain all internal and external public areas.
7. Clear blocked drains.
8. Oversee and work with external contractors that may undertake work within the residence.
9. Care for equipment and tools belonging to the residence.
10. Prioritise work orders from the management team.
11. Any other duties requested by the management team.
12. No electric works shall be undertaken apart from plug/bulb replacement.
13. In general walk the building note any issues internal/external report major issues or plan in minor works and carry out repairs.
14. Check plant room daily.
15. Decorate and make ready rooms/apartments to a high standard.
16. Work within budgetary requirements.
17. Develop and maintain positive relationships with all residents, family, visitors and colleagues.
