Our client is an well established UK Property Company, with a Land, Investment, and Development activities across the UK. Their established national property management team looks after the management of a mixed portfolio of property assets, including commercial business space and shopping centres.
They are seeking an ambitious Senior Property Manager to join their dedicated property team. Reporting to the head of property management, you will be the primary service provider to the Asset management team for property related matters, tenant liaison, issue resolution, service charge and general day to day property management and lease events. The wide ranging an important role will be to provide excellent level of customer service and first-rate property management for their significant portfolio of trophy assets.
Key Responsibilities include:
* Take a very “hands on” proactive role in property management, with a strategic approach.
* Reading and summarising of leases and ensure accurate data is maintained on the property management system and to regularly check update and audit the accuracy of the data
* Take a proactive approach in terms of asset management opportunities and the exploiting of potential initiatives
* Advance planning for critical lease event dates such as reviews, lease expiries and options and assisting with an implementation strategy for these
* Dealing with the tenant queries in a timely and efficient manner
* Draft review and approve service charge budgets
* Review service charge cash flow and budget regularly
* Liaise with the building managers and regional facilities managers to ensure that buildings are well maintained at all times.
* Overseeing refurbishments and minor refits.
This role is to manage the south east portfolio, of mixed assets.
Ambitious and creative candidates with minimum of 3 year’s previous commercial management experience together with landlord and tenant knowledge will be considered. Ideally you will be MRICS qualified, although not essential. Previous experience of setting service charge budgets is essential alongside creative property management initiatives.
