Clerk of Works
Welwyn Garden City
£50k per annum + benefits
ENB are supporting a housing client in Welwyn Garden City, who are looking for an experienced Clerk of Works to join their small but mighty Development team. Working on approx. 8 schemes at any one time, this role is varied, where you will play a key part to ensure that all new build and major works projects are delivered to the highest standards of quality, safety and compliance.
You will work closely with development partners, contractors, internal new build development team and asset management teams to monitor construction progress, inspect works on site, manage defects and support the successful delivery and handover of new homes.
What will you be doing day to day?
Most of the time, you will be carrying out site inspections around the Hertfordshire and Bedfordshire area, ensuring that works are aligned to approved specifications, drawings, contractual standards and legislation. Monitoring the the construction progress, materials and site labour and reporting on all performance ensuring compliance with Building Regulations, Fire Safety regulations and Health & Safety legislation.
Alongside quality, you will support the New Build Development team, to ensure contractors deliver works to specification and identifying and resolving any site issues, defects and quality concerns during construction and handover.
Forming part of this role, you will monitor and manage defects performance and defect resolution during the Defects Liability Period. Supporting on quality audits and technical compliance checks prior to handover and maintaining accurate data within the housing management systems.
As a small housing association, everyone mucks in, so from time to time you may also need to provide support to the Asset & Planned Works team, supporting with inspection and quality assurance for major works programmes including assisting in preparing technical specifications and tender documentation for major works projects, kitchens, bathrooms, roofing, windows, and doors and monitoring the performance of contractors whilst reviewing contract variations as and where required.

What experience do you need?
* Background as a Clerk of Works, Building Control Inspector, Employer’s Agent, Technical Manager, Warranty Inspector or Technical Officer.
* Strong understanding of construction methods, building regulations, fire safety and CDM regulations.
* Experience inspecting construction works and managing contractor performances.
* Excellent communication, organisational and reporting skills.
* Ability to work independently and manage multiple priorities.
Desirable:
Construction qualification (e.g. ICWCI, City & Guilds, NVQ Level 3 or equivalent)
