Company Overview : A long-established organisation within the construction sector, operating from Mid Ulster. The company specialises in building preservation, structural works, and waterproofing. Additional services include building and structural inspections, survey reporting, design and specification of remedial works, specialist technical advice, and installation of specialist systems. Due to continued growth and ambitious expansion plans, an Estimator is required to join a growing commercial team. Role Overview Responsible for estimating and securing contracts, sourcing and procuring materials, measuring completed works, and preparing final account documentation. The role works closely with surveyors and technical teams to deliver accurate pricing submissions while maximising profitability, managing commercial risk, and ensuring projects are delivered on time and within budget. Key Responsibilities Preparation and pricing of tenders using first principles estimating and unit rate application Handling enquiries from contractors, architects, engineers, and clients in a professional and knowledgeable manner Interpretation and application of different Design & Build contract forms, including JCT and NEC, with awareness of commercial risk and mitigation strategies Measurement of materials through accurate costing of technical specifications Reading and interpretation of drawings, Bills of Quantities, and tender documentation to produce accurate quantities and estimates Negotiation of rates with suppliers, manufacturers, and subcontractors, ensuring cost effectiveness and compliance with commercial and quality standards Assessment of subcontractors in line with health, safety, and insurance requirements Procurement of materials and plant in accordance with specifications and budgeted costs to support timely project delivery Management of variations, including client specification changes, valuation of works, and preparation of final accounts Analysis of project cost performance, including labour and material variances, to assess financial outcomes Presentation of tender submissions and pricing proposals to senior management, highlighting risks and opportunities Coordination of successful tender handover to operational teams, including preparation of schedules of work and project cost plans Candidate Requirements Strong technical understanding of the construction industry; experience in roofing and historic building works is advantageous Self-motivated with the ability to work independently Strong commercial awareness and analytical ability Excellent communication and presentation skills High level of numeracy, literacy, and attention to detail Proficiency in Microsoft Office applications Strong negotiation and interpersonal skills with a focus on client satisfaction Highly organised, methodical, and committed approach to work Flexibility to work varied hours when required and willingness to travel across Ireland and the UK Full clean driving licence Benefits Package Competitive salary Twice-yearly bonus scheme 31 days annual leave Company mobile phone Pension contributions On-site parking Training and career progression opportunities Established, family-oriented working environment Supportive and collaborative team culture Team social and bonding events
